I will properly furnish the rooms when we get to that point. I know that I can fit a wardrobe, a bed, and a desk in a 12m² room. How the stuff will be arranged exactly is currently secondary.

There are indeed wardrobes with depths of 20, 30, and 40 cm in various furniture stores. The objection is still valid and we will see how much niche space we want to carve out at the respective places. Here perhaps a note: There will be an attic with quite a bit of space available. If financially feasible, there will also be a reasonably comfortable staircase to the attic. So we are only partially dependent on the space available in the niches.

What exactly do you mean by that? At this point a note: All windows facing the street should have a horizontal format. They are about 1.6 m wide and 0.5 m high. The windowsill is roughly at chest height (1.5–1.6 m). From a certain age, you can look out of these windows, but views from the street into the house are quite limited.

I can only speculate at the moment: utility room, in front of the front door, in the garage. None of these are optimal solutions, but there will also be no dedicated room for the stroller and car seats.

See above, or because of the horizontal format, the space under the window can be nicely furnished. However, we are considering the right-side plan option if we find a reasonable solution for the view in/out there. At the moment, one could see into the dressing room from the street if we don’t design that garden area accordingly.

The bathtub is not yet at the correct angle. It should actually be a standard bathtub that is basically placed in the corner as a diamond-shaped variant. This creates at least 20 cm at the toilet. From there, you could also reach the window. Something like this:

I will commission that soon. Currently we are tending towards a hipped roof.

Sort of. So, we probably won't switch to a completely different floor plan anymore. The planner has already spent 30 hours with us to get to where we are now. That's why the floor plan reflects all our personal needs, wishes, and especially our taste. It's okay that some users would design things differently based on their own taste, but we don't all have to share these views. From my point of view, it's about moving walls, not reordering the rooms. Your ideas are very helpful and are taken seriously by us.

If I summarize:
1. Space for wardrobe/stroller and too narrow niches have been pointed out multiple times -> We need to take a closer look here
2. Dark/narrow children's hallway -> We are currently considering equipping it with a daylight spotlight; the narrowness will remain for now
3. Narrow living room entrance -> There is only one slightly narrower spot at the transition from the entrance area to the living room, about 1.1 m wide and 0.4 m long. In my view, no "squeezing through" is necessary there.
4. Bedroom too small -> Now everything fits and the door also opens
5. Narrow doors -> Are now wider
6. Fireplace -> We will discuss in detail with the fireplace specialist what a reasonable distance looks like and when, how, and where it can develop its best effect
7. Bathroom layout inconvenient -> Has been slightly adjusted and more changes are still possible
8. Vestibule/door constellation inconvenient -> The vestibule was removed, now there is more openness

Hello,
I would also like to add my two cents.

In my opinion, the entrance area is terribly cramped. When I look at it, I constantly want to remove the utility room from this area so that there is finally more space. This corner running around also feels a bit like a hamster nest. With 3 children, it will be a constant "bumping past each other." But since you are happy with it, I don't want to go into it any further.

The dressing room is way too big in relation to the other rooms. This is not luxury, but a waste of space. There are only boring closets here – it’s a storage space – do you want to practice dancing there? Just move the wall. I would then add the gained square meters to the bedroom. Then there can also be a chair or a baby cradle or who knows what.

I don’t see the bathtub window problem solved yet. Leaning over the tub is really annoying. I would plan that again – also because of the toilet that is so cramped there.

I also think the chimney discussion is nonsense. But I would fully furnish the living room in your place. It’s still unclear to me where cabinets, TV, etc. would possibly go. Where are the terrace doors and how do they open?

The kitchen feels like a monster. Have you already set aside 20,000 for it?
The whole room feels very large and echoey overall. We have 40m² living room and already had problems controlling the echo. I don’t know if it will really feel cozy.

But I think it’s very nice of your acquaintance to plan this for you.

What, you don't open the window in the bathroom after you've done your business? Ventilation or not, that wouldn't happen with me.

Seriously now? You have a window, but you prefer to turn on the ventilation instead of letting fresh air in? Is that just laziness or is there a deeper reason? How long is the restricted area then? I mean, the bathroom here isn’t exactly tiny. Getting rid of the stink and letting new air in should take quite a while with just ventilation.
