Well, if it still stayed on the windowsill, it's not too bad :rolleyes: Is the light well drainage not connected yet? That it could collect like that?!
New installation for what?! It's plastic after all ....

But there is a drainage. However, it is clogged with the sludge masses that were washed down from the slope. Actually, we have perfectly pervious sandy soil there. What I shoveled out of there...

However, a few liters also ran down from the windowsill and disappeared behind the edge insulation strip of the screed.

I finally want to move in! The construction time guarantee expired on Thursday, and now we should actually receive €300 for each started week.

I have now also informed the general contractor (GU) about the situation. The reflexive response is the reference to Corona and the bad weather situation due to snow in February.

A bad weather situation according to VOB (we have a construction contract Baugesetzbuch) did not occur this winter. When I looked at the average temperatures, frost, and ice days from 1980 to 2010 at the nearest weather station according to DWD and compared them with this winter's records. We are exactly at average.
=> Argument refuted

I would not accept the Corona reference either. We signed the contract after the first lockdown and all the initial business closures due to quarantine only in mid-June 2020. The GU was aware of the Corona risks. There were no material shortages at our construction site, at least none communicated to us. Before it really started, everything was already installed at our place.
=> Argument from my layperson’s perspective at least not legally valid.

Delays are largely, from our point of view, caused by:

    [*]Bricklayer worked alone for almost 3 months. Looked at every brick intensively from all 6 sides for the amusement of the development area before installation.
    [*]Sawing work of the ceilings due to incorrect installation and lack of control by the GU’s construction manager. Discovered at the end of June. Since then, correction work, screed, and vacation time of the stair builder.
    [*]Delay of the screed layer (tightly scheduled) due to the aforementioned correction work
    [*]Stair builder not tightly managed by GU. He has been dawdling forever and holding up everything else. However, this also results from the rescheduling due to the sawing work.

In addition, I pointed out to him the significant energy costs for the dehumidifiers running for weeks to catch up on the delays with the screed. I also want a proportional cost contribution for that. Including the screed heating program, we consumed 6000 kWh.

He will get back to us next week when his responsible construction manager returns from vacation next week. So far, we have always found a mutually acceptable deal. It just annoys me when cheap excuses are made and someone does not admit to their mistakes. Based on our previous experiences with the GU, I just hope I have once again gotten worked up for nothing and the research regarding bad weather was premature.

Well, but you don’t get rich by spending money, so understandable.

I hope everything has been documented by both sides. And that the external construction supervisor sees it the same way. Then you probably have good chances (layman’s opinion).

Documented? We received an email saying something like: "Weather forecast for next week won’t get better. We won’t do anything for 3 weeks and will count that out of the construction time guarantee." Then 2 days later, the weather changed from -10 to +20°C, and you could watch the snow melting, and work started. So it’s not "legally binding" from all sides.

But whatever. The stairs are supposed to arrive tomorrow, and then it will be 2 busy weeks.

The blower door test was just done. Or rather, in our case, blower window test. ;)



Result is 0.61. The energy consultant was satisfied. There were still some leaks in a few places that are now being corrected. But the general contractor did a great job.
