No. We don’t want a villa. It should be a single-family house in "villa style," i.e. columns at the entrance area, floor-to-ceiling windows with muntins, etc., nothing more.

Reducing the floor plan (ground floor + upper floor) is not an option for us because otherwise, we would have space problems upstairs. Our question with ideas for cost savings referred to the current floor plan and the fittings. What about partial basement? How much can you save by switching from a garage to a carport? Does it make sense to forego the fireplace at first? Would you make compromises with the building materials, if so, where? Which work can we do later?

- Yes, it would be great if the kids’ bathroom had a window, but we don’t know where to put the kids’ bathroom.
- We deliberately do not want a passage from the living room to the kitchen.
- How would you design the hallway differently to have more space for furniture? Currently, there is also additional space next to the staircase since the wall is built upwards.
- We only use the parents’ bathroom in the mornings and evenings. We are in the bedroom anyway then.
- The dressing room should be accessible from the master bedroom and from the hallway (for the kids).

What ideas/suggestions do you have for the floor plan? Are there things that you consider impractical (aside from the points mentioned)?

And a rather expensive entrance canopy that integrates into the garage roof of the brick garage, two different bay windows, one of which is also supposed to serve as a balcony, a corner bathtub, corner windows, columns, a basement ...

Unfortunately, you left my question about the building location unanswered. Could you please also upload the views of the construction project? Should the basement be built as a utility or living basement?

We are building in Upper Bavaria. The basement is to be mainly built as a utility basement. However, a floor heating system for the hobby room is included in the offer. Also included in the offer are a decentralized ventilation system and a solar system for domestic hot water (costs 9,500 EUR and 2,900 EUR). According to the builder, both are allegedly required for an energy-efficient house ([Effizienzhaus]) (we want to build Kfw 70). Is that correct? Updated views with carport will be provided to me during the day. I will upload them immediately.

Hello,

we are also right in the middle of the planning.

Now to your floor plan:

bedroom 18sqm, gallery 17sqm + open space, dressing room 15sqm, kitchen 20sqm, hallway 20sqm, bay window and double garage and cellar

In my opinion, there is still a lot of room for optimization. I would start again from the beginning with a priority list and needs assessment.

So, we have accommodated 4 bedrooms and 2 bathrooms with daylight on the upper floor (with similar dimensions). Our children's bathroom is where you have your gallery on the upper floor. It's narrow, but there is enough space for 3 kids and, above all, daylight.


Then make the dressing room the bedroom and the bedroom the dressing room.


Why? I find that very practical, better than always having to go through 2 doors when guests are over.


We actually only use our master bathroom in the morning and evening as well. ACTUALLY!!! But in fact, sometimes the kids also use our toilet because their own is occupied and the way to the ground floor is so long. Also, we sometimes shower at noon ;-) How do you handle the bathtub? If the kids want to bathe, they always have to walk through your area. We solved it so that both bathrooms can only be accessed from the hallway, so everyone can use whichever bathroom is needed.
