So, there is finally news again. First, GU2 is now out due to its price expectations. A slimmed-down draft then somewhat fit the budget, but it was no longer "our house."
However, we sent GU1 the drafts worked out here by as a hand sketch. This is what came out of it:
Ground floor:
Upper floor:
Note: Windows, exterior view, etc. were not the focus at first. The planner from the company had little time after consulting with the general contractor because he probably had to finish a large project for building permission at the same time. So he apparently only quickly drew the floor plan and took measurements and areas.
We would still want to adjust that, as long as no fundamental flaws are revealed by the forum members.
[*]We would definitely adapt the window areas to the garden and try to add 3 large floor-to-ceiling double windows (living room, dining, gable with sliding door).
[*]We would shorten the roof overhangs for a more modern look.
[*]Then I haven’t been able to talk to the GU yet about the hallway/stairs. I suspect that the 70cm free space between the two flights of stairs is due to symmetry/division into thirds. The exterior view is also quite important to us; if the bay window at the front becomes too narrow, it looks awkward. I imagine leaving the outer walls as they are and adding an extra row of bricks inside to gain more space in the adjacent rooms (kitchen, bathroom, K2).
[*]Walk-in closet: one brick towards the bedroom to gain about 25cm. One meter between bed and wall should actually be enough for us. We have that now, and especially with a separate walk-in closet, the bedroom should be more spacious and relaxed.
[*]Toilet on the ground floor rotated 90° and then a larger entrance area or no separate storage room, plus wardrobe/bench in the then very open area.
Problem:
What we are not at all sure about is the office size of 9m² in the shell construction. In theory, it should be enough, in practice? I had imagined placing the desk at one wall at a right angle to the window and filling the entire other wall with cabinets/shelves.
With the design from #77, I wouldn’t place the entrance under the carport. But moving the entrance or swapping wardrobe/entrance should not be a problem if you like.
Ah, I hadn’t even replied to that anymore. Sorry! The entrance was never planned under the carport in our mental drafts anyway. The carport is supposed to be moved back so that we have a quiet, visually and wind-protected corner at the living room.
