After we have been in discussions with the general contractor for 11 months now and have been struggling with our plans in this forum since January, the time has come. We have clarified everything and will sign next week. Many thanks to your contributions here in the forum! They were very helpful, and we especially oriented ourselves around the input from and are super happy with it!
On the plan, north is always up.
This is how it will look from the outside. The bay window at the front facing the street (west) will be plastered – probably light gray or a light earth tone, the rest is brick-clad. The bay window with the staircase will have venetian blinds. We are still deciding whether the roof tiles will be flat, laid straight or alternating. The roof edges will not be extended.

OG:
Please don’t be confused by the stairs and the spiral staircase in the office. In the draft, we had it checked where and how we would later get a staircase upstairs if we decide to convert the attic. We will now have the wooden roof structure in the dressing room prepared so that we could install a space-saving staircase there to go upstairs. But that is still a long way off, especially since the ventilation and heating concept up there doesn’t fit at all.
Basement:
The house will have a controlled residential ventilation system with heat recovery and a heat pump. I’m especially curious about the room-specific heating load calculation for the heat pump. That will be interesting after the countless questions on the internet about bathrooms that don’t get warm.
Thanks again to the forum. Soon I’ll probably be found more in the picture thread. The start is set for September at the latest.
