Mmh, well, that's what some people call plenty. I would only use the room as storage or to set up the model railway. As a children's room, I find it a bit narrow due to the slim 2m limit.


If you want to develop it, you naturally have to plan the stairs now.

I am 100% with you on that! The living room is mentally already moved away from the west corner and to the northeast = close to the terrace. L-shape would then be over the kitchen in the southwest, dining area in the southeast, and living in the northeast.

Storage rooms are omitted.

East completely with living spaces.

The office should still be planned on the ground floor. In the worst case, we can still build it in the upper floor. However, I would try it there first.

I will pass this along to the general contractor together with the points from the previous posts.

In principle, the assessment is correct, but it mainly refers to the exit and the headroom on the entire staircase – I have not specifically "measured" that here.

I can well imagine omitting the office on the ground floor and converting that space into a playroom instead. Then the house entrance would only be from the north and the WC elongated along the west side up to the staircase.

I have forwarded all comments, suggestions, and criticisms both from here in the forum and from discussions within the family to the general contractor. I hope he manages to prepare a new draft by the next appointment next week.

I have only expressed criticism and wishes and only occasionally made specifications (east side = living spaces). Their architect should still be able to contribute his ideas.

I would like to add to #31 that although the roof peak might still look tempting, the straight staircase there takes up a lot of space and in the end it actually comes down to a meager 12 to 15 m². If you wanted to develop the peak, it is relatively difficult to do so via the BU’s staircase, because hardly anything is left of the cake. Since you are building with a basement, I would skip that and rather build a room with a light well there.

That is currently also my line of thought. However, my experiences from this forum are that attic conversions are generally recognized and accepted, but living space in the basement causes hyperventilation.

Especially because we will have a large basement, GU1 is currently planning to design 2 rooms of it as living space. GU2 will at least (due to the energy saving ordinance) install the pipes for the underfloor heating but will not connect them. What is better for living will probably depend on the seasons. Getting the attic cool in summer will likely be just as difficult as heating the (uninsulated?) basement in winter.

A light well is actually quite suitable on the south side since we have the slope and a lot of light would enter from the south. In addition, nothing useful can be done with the 4m strip towards the southern neighbor in the garden anyway.

In particular, considering stairs to the upper floor ruins many floor plan options on the upper floor. I actually do not want that because of the basement. GU1 practically forces a staircase to the attic on us. GU2 would at least design the rafters in the roof so that a retrofit would be possible.



From my point of view exactly like this!

I am curious what the two GUs will tell us next week. I will keep you updated.
