Yes, I drew it wrong, so you look at roofs. But I have already seen semi-detached houses where it was offset and it didn’t matter. Whoever builds with or without a knee wall. But whether and how that will be approved, I don’t know, yes, the building applications are not yet approved.

I also want an attic. I also have the feeling that the square footage has become less... because a) the roof pitch is steeper and it matters. But I was told that the change is not in the visible area, the houses would be the same,... but if I’m almost missing an attic, then it matters to me.

I think I will ask the acquaintance again to measure…

You don't need a ceiling height of 272 cm (287 - 15 cm) in the attic. As already wrote, 245 or so is enough. So you lower the attic floor further and thus have more height upstairs. Specifically: with a ceiling height of 245 cm, you have 27 cm more in the attic - so 90 cm instead of 63 cm.

Hello dear ones,

attached I now share with you the changes to the floor plan that I have decided on:

1. Changing the building application costs us 500 euros, so we will leave it as it is. Most things can be changed during the construction planning. We are not sure whether we want to build a double garage (which would have to be applied for) or two single garages (which do not require permission), but since we are not building a garage for now anyway, it is unimportant for the time being. Terrace too, it is too small for us, but one can safely build a bigger one. [die GEZ] allows it,... we do not exceed it.

2. I wanted the house 1m above street level, or at least somewhat... that can be discussed on site when construction starts. But it should not be a problem to stay at street level,... of course, a bit higher will also be more expensive.

3. The bay window door will be made centered during construction planning.

4. The step to the balcony (parapet height 25cm, but there is a 10 cm step). The balcony is 10 cm higher than the upper floor. An alternative to make it level would be to raise the entire upper floor, which is significantly more expensive. Does anyone here have experience with this? The architect said it cannot be done otherwise, that this is normal?

5. The round circles are distributors in the wall. Not in the middle of the room. We have clarified the house connections and also positioned the underfloor heating box where we want it. They were really badly distributed.

6. We can still change the attic windows later.

What still needs to be clarified is actually the office door. We were at the company that makes our doors, and he was of the opinion that a 76 cm door fits into the office without a kink and this and that, which is good, and wanted to discuss it with the architect. That and the attic thing must be clarified, whether the ceiling can be made a bit lower to have a better height, as a user wrote here. These two things might be relevant for the building application or not, I will clarify this on Monday and finally submit the thing then. We do not want or can change much more. I thank all helpers here in the forum for the friendly support. But I found 500 euros for a new building application quite bold, especially since the architect could also have asked us whether the terrace and garage in the specific size or at all are desired,... but she did not.

I will soon make a post about the topic of additional services and would like to discuss with you whether the pricing is reasonable, what we should take, what is not worthwhile, etc. I have to look at the offers right now.

Yes, that is a great idea, I wonder why the architect doesn’t suggest it??? Is this relevant for the building permit or can I have it done on site like this? I am uploading again here the work plan of the acquaintance, which has an adequate height.... does anyone know what the red dashed lines are supposed to be... My house doesn’t differ that much despite the roof pitch, right? It is really probably because he might have made the ceiling lower?

Have you asked your acquaintance what height he has in the attic below the small loft? Garages were not placed at all in the initial post .. so nothing can be said about that. To me there is a bit too much "factory planning" involved ... that should slowly start to take shape. The issue with the step to the balcony is standard in "normal planning", since the balcony is formed as the ceiling of a lower component. One simply has to imagine that not only the normal ceiling between two floors is constructed there, but also "weather protection" .. and that adds height and requires a special adjustment to be able to go out from the upper floor without a step. Simply raising the ceiling in the lower floor is not enough, one must also see how the bay window is constructed then. We have already had this problem here once in the thread by Hotzenplotz .. unfortunately I cannot find the exact username right now.

Yes, to me it’s also too much postponed to later, but if it’s not relevant for the building permit, it’s okay, I have to submit it then.. I will definitely make the work plan 100 percent and post it here, that will be the final version. But I will document in writing by email that the mentioned things will be changed at such and such time.... the architect is very young...very inexperienced....
