Floor plan of corner terraced house in planning - suggestions for changes?

So I’m going to draw one how I want the living room... I realize it will be tight with some doors, but a sliding door costs 3000 euros, we can’t afford that.

You can submit to me how you imagine the doors upstairs, how you want things moved?

The washing machine thing is really nonsense, I never even thought about it. It will be a small heater, they had that at the one house where I looked, but I’ll ask about it, thanks for the hint. The building services are actually in the entrance area, directly in the hallway... upstairs is the "tower" of the heating in the utility room, no idea what that’s called. We are getting a heat pump.

I haven’t been to the material selection yet, the door directions will still be decided then, changing that is no problem. But why would you open the kitchen door the other way?

Oh, then I forgot to reply regarding the knee wall. First of all, I have to say that I don't like the water, I think houses should be built a bit higher so that rainwater doesn't get in, I looked around the area, everyone has 2 or 3 steps more than us from street level to the entrance. Appearance would be secondary here. Since the 2 houses in the row will be higher, it wouldn’t be a problem to build our 3 houses 1 m higher as well. I just think it’s too low. I don’t know if the knee wall will be accepted, you can’t argue with appearance alone because my direct neighbors, that is 2 houses, are in between the tall ones already built. And they don’t want to have to pay for a knee wall. But I have often seen houses in a row with different roof heights.

That doesn’t sound very well thought out.
Read through the forum here a bit.

For the kitchen door, for example: It opens onto the stairs, which is very annoying if someone is coming down at that moment. Or if you bring groceries home and then have the door opening outward. You can also properly open the kitchen door that opens inward with bags in your hands. If it opens outward, you have to pull, which is difficult with two bags in each hand.

Thank you very much for the hint, I will definitely change the kitchen door to open inward. Now I also noticed that the glass door in the bay window is not centered either. I don’t even know if there is a reason for that? It should also be centered, otherwise it doesn’t look nice. I think it was adjusted to the windows above, but that doesn’t really matter, the door in the bay window should be centered in the bay window, right? I’m uploading the plan from the acquaintances here, they have almost the same house as we are getting, but with a roof pitch of 38°, we have 35° and a 30 cm knee wall. Does the washing machine and sink fit in the row the way I want it? They have 10 cm more, but that’s not the reason, right? How did they manage that then?

Is the bay window allowed to be built there, since it is outside the building boundary?

What are you planning to do with this roof terrace? Do you really want to use it? For me, the 15 cm step would be annoying.

If you want a 1m knee wall and keep the 35-degree angle, the house will be even higher. What does the development plan say?

How much do you have to fill in? It might be better to build a basement there. What are your neighbors building? With or without a basement in terraced houses, it's always good to coordinate with the neighbors.

Your questions are basics that should be determined before starting the planning, not shortly before submitting the building application. From my point of view, these have a big influence on the design.

There will only be a small cloakroom between the kitchen door and the house technology room, and I still have the storage room for that. What alternative would you have?

We have to fill up a lot and pay 10,000 euros for gravel just to reach street level. All 3 houses are built without basements; a basement would be 60 to 70k plus, so filling up is definitely cheaper.

Yes, I admit, we should have discussed the plan much better beforehand, before we gave our okay on Thursday and the architects then finalized the documents. There were internal problems at home with my husband, I’m pregnant, and I couldn’t manage everything anymore, and then I felt a bit uneasy... Besides, I was still on another forum where you hardly get any tips, and I had several experienced friends look at it. I also already compared the plans with someone from the company who built the same house, so I felt relatively confident. I’m also wondering if it will cost me money if the architect has to redo all the plans—that really stresses me out. Yes, it’s our mistake, but okay, better to have it changed now than regret it for life, and now I’m in the right forum. I can still have it changed and you wouldn’t believe what all I have had changed and had to explain to get anything reasonable at all...

The bay window is outside the development plan, will be specially applied for; I have 8 m or more on the side... and the neighbor must also keep 8 m free towards me. That should not be a problem.

I can’t find your 15 cm step anywhere, where is it? The roof terrace will be a balcony... I’m putting small garden furniture there. I couldn’t find anything about the total height in the development plan. Sure, the house will get taller because of the knee wall, but in the worst case, I could stick to 30 cm and a 35° gable roof. But in my opinion, the house should be 1 m above street level and not just barely a step, as drawn.

I’m noting all the changes:
1. Change bay window door to center
2. Open kitchen door inward
3. Change office and bedroom door openings, move door, but how?
4. Attic washing machine and sink problem, does everything fit under the slope?

I’m very grateful to you. I will call the office directly on Monday and make an appointment to have the building application changed. I’m already feeling uneasy because the end was handled via emails and we were clearly asked if it was okay as is, and then the applications were finalized, but well, my husband was also involved, who gives his okay so quickly and doesn’t look over the documents carefully—it annoys me so much, but that’s a different story. I’ll have to be more careful.

By the way, the other 2 houses being built with us have already submitted their building applications a long time ago; I’m also meeting them on Wednesday. But there is nothing I need to discuss with the neighbors; the essential is settled. I just need to look at my floor plan more carefully and have it changed, and for example, I cannot find the 15 cm step on the terrace and if it’s there, what would be the alternative?
