Try telling that to someone who is building a new house. All anyone cares about is an open-plan room with 60m2 and lots of glazed facades; nobody cares about the rest. The whining starts after moving in. We at home watch many renovation programs from NZ, UK, Ireland, etc. The owners, including my daughter, want two things ... a large coat storage (+ storage space) and a utility room, really big with storage space. In my daughter's house, 250m2, there was everything one could wish for, except no coat storage and only a tiny utility room. At the house entrance, clothes, shoes, backpacks, buggy, groceries were piled up more or less on the floor.

I am in FB groups (something like beautiful living, dream living or also Kondo principle, etc.) where regularly, when I was subscribed to the group, a too small hallway without wardrobe cabinets, but only hooks and open stairs were posted, under which chaos prevailed. Of course, with the unfortunate question "what can I possibly do about the messy chaos?"

mentioned something again that we had all lost sight of ... stroller .. if you really plan 2 to 3 children, it will accompany you for at least 3 to 5 years,

I am a bit busy, so I couldn’t join the discussion, I will note down all the remaining information right away and will address it in the conversation tomorrow and have it corrected. Many thanks to everyone, really all users, who responded to me here and changed the plans multiple times, very warmly. I currently don’t have time to respond to everything, but I will do so soon. Since the conversation is already tomorrow morning, I have an important concern:

According to the development plan, only a 35-degree pitched roof and a maximum of 30cm knee wall are allowed. However, I was shown and sold houses with 38 degrees. The house with 38 degrees would have an attic of 110cm height, which would have been enough for me. Now, however, I am getting a house with 35 degrees and 30cm knee wall. I was told that this is the better option and doesn’t make much difference. At first, I agreed, but today I learned from my acquaintance (his parents are building with us, the middle house in our row) that unlike what was told to me, with 38 degrees he also has a small attic, namely 110.

According to the construction description, the roof shape can be changed if it fits into the ensemble etc. I don’t know the exact wording now, I would define it like if all 3 are built the same. The houses next door in the row, i.e. from another builder, have basements and are also significantly higher, which means I assume that if all 3 are built the same, it won’t be a problem. The woman at the building authority also explained it to me that way. I also think a higher knee wall wouldn’t be a problem. It would just have to be applied for.

Under no circumstances do I want to give up the attic, I find that really annoying because travel bed, travel stroller, old university stuff etc. I definitely want to store upstairs in the attic, so I don’t even have that little stuff,... I definitely lack attic storage space! Suitcases, for example, also belong up there for me,...

Does anyone know about this? How do you assess the situation, I hope I could explain it well to you,.. The house with 35 degrees and 30 cm knee wall also has fewer square meters and seems to be much smaller than with 38 degrees. I have only seen 38 degrees, and it was very nice,... that would be enough for me, since I would also get a great attic.

I want to insist that they submit the application with the changes and later apply for a roof pitch of 38 degrees or a significantly higher knee wall for all three houses, so that I get the same square footage as with 38 degrees and have a high attic, which would be more likely with 1m knee wall.

It would be great if those who are familiar with this and have spatial understanding could comment.
