Floor plan of corner terraced house in planning - suggestions for changes?

I can't quickly find a gradient image where each step has a different hue.

I am adding an image from the internet of a staircase where you can clearly see that the railing sets the tone. The photo is rather rustic in style. With a sleek metal railing in a simple design, the staircase would look completely different.

Of course, you can do whatever you want with your staircase. I remember that when I was choosing the staircase, I was also unsure and thought a staircase had to be beautiful. But it doesn't have to be, good enough is good enough. Most staircases are not ugly.

And because of all the "space" thoughts, I suggest reconsidering Evelin's kitchen ideas. Then the staircase could probably remain more open, and with discipline you only have a decorative piece under the stairs. With enough wardrobe space, the bedroom closet is also relieved, which then maybe only has to be 250 cm and thus allows for a proper office door, etc.

For example, having only one seasonal jacket in the wardrobe, I find more than impractical. Especially in the transitional period, you also have differently warm jackets and decide daily which one to wear, or in winter ... rather the ski anorak or the long coat, depending on where you want to go and what you want to do.

And really clarify exactly which house connections still need to be down there and not go upstairs under the roof. What about the fuse box, electrical etc.

Still another attempt: change the direction of the stairs:

This way you could expand the storage room on the ground floor and at the same time use the space under the stairs. Structurally, however, the walls above would have to be supported. But it should be solvable.

On the upper floor, we simply build over the first step in order to be able to relocate the office door.

In the attic, however, we now need more height for the door to the utility room. Therefore, the large double casement window must go here so that the door can open. We will place the washing machine right under the window -> water connection!!!

So, briefly about the storage room/coatroom again. We also have no basement, and therefore planned a lot more storage space (but it still feels too little). I’ll do the math for you because I would want someone to point this out to me now so I don’t totally regret it afterward. Especially regarding your consideration of an open or closed staircase.

In the entrance area, sufficiently (!) many coat racks, a shoe cabinet, space for the stroller. We planned several meters for this.

Our kitchen has several tall cabinets, yet we still have a pantry for the freezer and drink crates as well as some shelves for supplies. This room has 4 sqm.

A technical room, in which only the building services are housed, and it is very full. This room has 10 sqm.

A room just for laundry and cleaning supplies. It contains the washing machine, dryer, laundry basket, shelves for cleaning supplies and also tools, a sink, and the vacuum cleaner, etc. In hindsight, this room could have been a bit bigger; the drying rack is already very cramped and must be tidied up after use, otherwise, you can’t reach the shelves well. This room has 5 sqm.

I know that a single-family house is hard to compare to a townhouse in that sense. BUT, you can try to use the available space as efficiently as possible.

I wouldn’t describe myself as someone who keeps and hoards an excessive amount of things. But some things simply need more space than you think here now, e.g., the freezer. If you put it in that small room, it’s actually full. You also can’t put anything in front of the freezer door. But then where is your coat rack?! Not to mention any shelves for supplies.

I would recommend closing off the staircase and extending the storage room. Then, as already suggested multiple times, make the kitchen narrower and accommodate the coat storage here. The solution looks very sensible, and nobody needs two tables right next to each other. Especially when it’s such a “waste” of space.

Please consider carefully what will be important to you in the future. Especially if children are on the way/planned. :)
