Full floor or with knee wall?

If the plot has a slope, 6.50m does not necessarily correspond to 2 full floors, or one might have to dig in on the higher side so that the 6.50m height is maintained on the lower side. Of course, it also depends on the house width and roof pitch. By the way, we were also told that 2 full floors are more cost-effective.

I really can't understand that statement and am quite sure that depending on the design of a 1.5-story house, that statement is not true. If there aren't massive window areas in the gable and roof or dormers protruding on every side, then a 1.5-story house is always cheaper.

The additional full story is not only solidly built up to the top but also has another reinforced concrete floor slab in 18, 20, or 22 cm thickness. Additionally, more windows, shutters, and still the normal roof.

You are certainly right. It depends entirely on the respective design. However, if the knee wall is very high as in this thread, so that you can practically stand up to the outer wall, it sounds logical to me that it is more expensive than 2 real full floors. With the classic 1.5-story building with a lower knee wall, the price looks different again.

But this is just my personal non-expert opinion. If you want to know exactly for the individual case, only comparison offers of the variants will help.

Uploading the floor plan definitely makes sense.

Here are our experiences; Last year, during the decision-making process, we received offers from local solid construction companies. We initially planned a house with 1.5 stories but then decided on two full stories with otherwise the same features. Provider 1 said he could realize two full stories cost-neutrally, Provider 2 wanted 5000 euros more for it, Provider 3 also said cost-neutrally.

Other friends said that it is better not to have two full stories, then you have (depending on the development plan / local regulations) a higher attic. However, we found it nicer to have two full stories and the attic is really just a low storage space for us.

For those who want to know what that looks like: "Helma Musterhaus Chemnitz" or house type "Trient"

In my opinion, the dormer gives a better look than a second full story with a gable roof. The 1.90-2.00 m results from the minimum parapet height of the narrow window bands + roller shutter box + ring beam + roof purlin.



PS, it’s a matter of taste! I’m not trying to sell anything here, just show that it can look good! Perfect for us & love at first sight!

That looks good. More appealing than a tall two-story building. I know you wanted to answer as a human ... for the OP it’s about cost/benefit, a third gable would be completely out of the question.
