We have clarified the ownership of the land and should soon hand over the preliminary design. I am on my own and have to choose the heating method. We do not have BAFA and have to pay for everything ourselves. (I thought about saving for controlled residential ventilation, but it will be a difficult task). I would try to extend the kitchen to 3.65 m (for 6 units) and a (half) island with pull-out drawers on both sides. The utility room would go in the other direction (closer to the street and driveway), so the stairs to the living room would have to be moved. My goal is for the utility room to be about 9-10 sqm. The preliminary design (is just a preliminary design) should be about 130 to max 135 sqm so that it could be reduced a bit before the main project. Thanks for all the help. Have you now "bought free" the property and can build without the main contractor? What exactly is a "preliminary project"?

Project before the main project. Initial project in which the city offers us special conditions. After that, we can look for a contractor with cost estimates.

I was thinking of writing this on another topic related to the architect and "optimizing the floor plan."
My architect will not optimize the floor plan I gave him. I was thinking of combining several floor plans.
I think it should be easy for him. But everything gets stuck there and every attempt at "optimization" is too difficult. I would like to have a new architect, but I first have to pay for these overpriced "optimization attempts." For example, the architect asks me which heating system I want. I thought he should say that. Shouldn’t I have an idea and offer a solution, or am I naive?
Now I have to look at other houses from the forum so that I can finish the project before I issue special conditions.

Every optimization attempt costs me :eek:. I thought I had an architect who enjoys doing that and also makes a 3D project until we are satisfied.

Greetings to all dear people. After a long time, we are continuing. Unfortunately, we have definitely learned from the city plan that we MUST build a garage (we were told something different before). This has caused me a lot of headaches because I don't know how to place it, and our budget is not large. We expect nothing more from the architect; we will tell him to do what we tell him. Therefore, we need your help for a simple house up to approx. 130-140 square meters. We do not like the current floor plan on page 19. We want the entrance to be like a "Raumwunder" and the utility room on the left side of the floor plan. We also want the kitchen to be 365 cm in size and try to place the smallest possible staircase with a landing after the utility room. We do not have much time; we want to optimize the existing floor plan, which our architect slightly changed (we gave him the Medley 100 example). .. the attached plans are too small, you can't read anything at all. Additionally, I noticed that the plan is attached in a readable way in post 1. However, there is no new house floor plan .. forgotten to attach?

A landing staircase will definitely be tight for a house of this size. For example, the Medley 3.0 211 with 140 sqm only has a spiral staircase without a landing. With a landing, there would already be difficulties on the upper floor.

What is the budget?
