Floor plan initial sketch - needs improvement?

You are locking a draft or sketch on too many parameters already, e.g. why does a living room have to be exactly or over 30 sqm? What is supposed to go into the pantry? Did your partner grow up with a utility room? Call a room utility room/pantry, then you have one :) Best regards in brief

You'll have a living room now too – how big is it, and what doesn't fit in if it's under 30 sqm? (I don't find living rooms under 24 sqm "too" small yet.)



The compensability with cabinets is spatially limited in the small kitchen, and in a kitchen visible from the living room, also for aesthetic reasons. You probably don't want to look at overwhelming masses of cabinets.

How one wants to use a pantry varies. But I already have an involuntary contribution to a sub-discussion on that, which doesn't need to be repeated here. See there:

The entrance in the north would appeal to me more as well, but I don't know how the entrance should look then.

Attached is a quick snippet including the garage. From the west, the space situation would be more relaxed. If I have the entrance at the top, then the passage to the back doesn't really fit anymore. Below, it could happen that a parking space will be placed there, but nothing is certain, so the entrance is at the front.

The office below should also have the size because it could possibly become a dialysis room. With the current floor plan, I would theoretically still have space for the kitchen, pantry, and living & dining room.



Thank you!! I also really like the floor plan. I might then possibly move the kitchen to the left and place the office on the right. The cloakroom would be smaller as well as possibly the toilet.

Oh, you get an extra sympathy point from me for once not automatically thinking of an eleven-square-meter-in-one-piece gate when hearing "double garage." What I personally find even more optimal is: still using a continuous lintel, with a non-load-bearing and later removable central post. I think raising a whole wall just to pass one car through, and then exposing the view to the jumble on the second parking space (stored motorcycle, bicycles, Bobby car, Kett car) is exactly the opposite of the chic that many want to avoid by removing the central post (no matter how much two single gates cost less).
