Thank you for the comment. There is not yet a new floor plan. That is why I asked for help here, I know there are excellent experts. Then I will go to the architect to give it to him, and then I will send the floor plan here. The budget is small but should ultimately be around 1000 Eur/m2 (in Croatia the construction price is about half as much as in Germany). Now the garage is also a new expense for us, so we may have to go under 130 m2. We will only know the price once we have the building permit.

What does "twice as low" mean? 1000 Eur Croatia = 2000 Eur Germany? With 2000 Eur Germany, you don't get far anymore. For such flat rates, people nowadays rather calculate 3000 Eur in Germany.

Well, 1000 Eur/sqm is quite optimistic. Recently, prices have been somewhat lower than a year ago. I would like a good floor plan and a well-placed garage on the property. To get a building permit, we will certainly need a few months, and then we will see how the construction prices will be.

The problem is probably that you are very attached to some numbers without grasping their meaning.
Besides, you contradict yourself or are not sure what you actually want to build.
This probably also does not really have anything to do with the German language if you

already knew last year that a fixed garage must be built, but even reduced from 130 sqm to 125 sqm because of that, although 3 children’s rooms are planned instead of 2 children’s rooms with 130 sqm.

3.65 meter length for the kitchen with counter makes 9.5 sqm
2 sqm WC
10 sqm utility room
Landing staircase 6 sqm (staircases with landings take up a lot of space)

Corridor in front of the stairs approx. 2 sqm
possibly connection from corridor to stairs 2 sqm.
I am at over 70 sqm for the ground floor.

I don’t understand the wish for two stories anyway. Even 2-meter tall people can live with approx. 160-180 cm high knee walls (like with Jaydee). Besides, your children will still need a long time before they reach 2 meters.
You then have a little more air in the ground floor, and if you plan the roof cleverly, you get an attic for storage space.

Otherwise, you would probably have to reduce your big living room dream a bit. 35 sqm + 9.5 sqm kitchen is almost 45 sqm, and that is not very little when you have to watch the house size. It is generous! The Medleys, for example, all have less than 40 sqm but probably work perfectly fine. And there are also other nice kitchens that don’t need 365 cm.
For the Google translator: 45 square meters are more than a normal house for 4 people needs to have. Smaller is also possible if the kitchen is integrated.

A 2x quarter-turn staircase also works. It only needs 2.20 x 2.5 sqm.

However, your statement about reduction puzzles me:


The Medleys 3.0 100 shown to me have 65.5 sqm on the ground floor. If you add a second full floor above, you don’t have to reduce anything on the ground floor and then have 130 sqm.

Thank you for the comment. We were told last year that the garage must be part of the project, but that no one would ask us if we had built it. That was not true, and we recently found out. The version with 3 rooms was an idea if we were to have a 3rd child. Then my wife wanted 2 bathrooms on the upper floor. Then she saw that it is not feasible and there will definitely be 2 children's rooms. I learned here on the forum that it is not worth having living and dining rooms under 35 square meters. For 2 full floors, you told us that the price is the same as for 1.5 stories. I am almost 2 meters tall and with furniture it would probably be easier.

That is definitely not true! Fixed values are not defined here in the forum. I have been following the floor plan discussions here for 8 years! There are no such general minimum rules of 35 sqm or 4 meters width. I have already seen these as questionable in the other forum, where you came up with these fixed values.

That was not the answer to my remark: if you have 65 sqm on the ground floor in the 2-story Medley, you also have 65 sqm on the upper floor… nothing has to be reduced.
