Dear forum members,
We have just received a new floor plan from a new architect.
Do you have any suggestions before I hear from him and try to initiate improvements?
We want it to be no more than 135 square meters.
In the version with 3 children’s rooms, I wanted each to be no less than 11 square meters.
Does it make sense to place a (corner) window near the TV in the living room?

Thank you in advance.
Best regards,

Oh, you again ;-)

It was about time that someone finally took a hand on this story. At least the new architect seems less stupid than the previous one.

If you have or want a third child, the version with three children’s rooms is basically "a done deal." Forget about somehow adding a corner window now. As it is, this is already the best house design in your hopefully soon successfully concluded story.

I would place the door to the small room in line with the wall to the bedroom in the 3 children's room variant. Not because of the slightly larger calculated room size, but because the door then does not take up additional space in the already small room when opened. Alternatively, position the bathroom in the center and reduce K2 slightly in favor of K3. (If it really should be 3 children's rooms and the 3rd is not just a guest/office room)

If the bathroom becomes a bit smaller, then the children's room also becomes larger. In my opinion, it can be at least 1m smaller.

The at least desire for K3 was, as far as I remember, the driving force behind the property search.

I would go with partial drywall construction (and a tie beam roof) in the upper floor to emancipate the floor plans from each other. With the old architect, I wouldn’t have changed anything anymore, because every change just caused botched work - but with the new architect, modifications can probably be attempted.
