That’s the beauty of our laws: pellets go in and presto, it’s a KfW40 house. Take a look at the regulations and then decide whether the little piece of paper with the fictitious energy class is more important to you than building with a reliable company... : The energy class has nothing to do with actual consumption, many building interested parties fall for this misconception. A KfW40 house can quite well have higher heating costs than a KfW70 building. It’s one big sleight of hand.

With our build, we relatively easily achieved KfW55 and were very close to 40. However, he quickly showed us that the further financial expenditures would not really have been in a healthy ratio.

I would be much more interested in which trades the costs are getting out of hand for the thread starter.
Because if I put up a house with 250 sqm of pure living space plus a basement and a double garage, I know that in BaWü, especially in the Stuttgart metropolitan area, you quickly end up with total costs of 700-800,000 EURO.

More information about the building project would be useful.

Especially if the costs are already getting out of control now, it definitely won't get any better during the construction phase. The architect also wants to make some profit from it.

At the beginning of the week, I had a conversation with a specialist lawyer for construction and architectural law. According to his description, it is now more common for cost estimates and actual construction costs to differ significantly upwards. This is because architects apparently also earn extra on the side from the individual trades.

In a current case in our city, the cost estimate at the building application was about 390,000, after completion the owners had to shell out 810,000. That was also a case for the lawyer.

Well, the costs can only get out of hand if the architect makes an incorrect cost estimate given the set framework conditions, because the framework conditions always remain the same unless the client regularly updates their wishes upwards. But I would bet on the former.

It depends on your comparison basis. Don’t be misled by the website prices of some providers; there are a lot of additional costs.
