Köhler was also a serious contender for me for a long time. The contact was nice, Mr. Köhler took his time and was always available for questions.
Ultimately, I did not proceed with Köhler because the cost estimate was only very rough based on the gross volume of the building; for a reliable offer, we would have had to move to detailed planning, which costs several thousand euros at Köhler. Although this would have been credited if the construction contract was concluded, since the price difference of the cost estimate compared to, for example, FERMO was not really significant, I decided against this upfront investment.

I also had talks with Hauser and FERMO. The others I contacted did not want to do a project in the Stuttgart city area. What ultimately bothered me about Hauser was that they showed relatively little imagination in the interpretation of the development plan. FERMO was clearly more creative, and also had experience in the construction area. Unfortunately, none of them were bargains in terms of price.

There are always difficulties or things that don’t work on every construction site. In the end, what matters is how the construction company deals with it, and I can say that the company Köhler is very committed. You can always reach someone, and they try to solve the problem until the very end. I have heard very different stories from other construction companies that simply become unreachable or shift the burden of proof onto the customer.

Köhler has its own shell construction team, which makes all the work around excavation, foundation slab, basement, etc. relatively easy and they are well-coordinated. The craftsmen also come from the region and often have been working with Köhler for a long time.

Regarding the topic of cost estimation:
If I remember correctly, it was the case for us that first a rough floor plan was discussed. Then all special features (blinds, ventilation system, etc.) were clarified and from that a first cost estimate was created. On that basis, we then further detailed our wishes and Köhler continuously adjusted the cost estimate. For us, it was definitely not just the room volume. It probably also depends on how serious you are.

We personally saw the separate planning costs rather as an advantage. Köhler offers the option to do the architectural planning under a separate contract and the price will then be credited upon later commissioning. So you first invest only a small amount, plan the house with the architect, and get all the planning documents. On that basis, the offer is then calculated in detail again. Theoretically, you could also go to another construction company with this. Back then, we also obtained a comparative cost estimate from Hauser based on the finished planning. That was not a problem there.

At least at that time, FERMO was over 10% more expensive than Köhler.
