There are sometimes difficulties or issues on every construction site. In the end, what matters is how the construction company deals with them, and I can say that the company Köhler is very committed. You can always reach someone, and they try to solve the problem completely. I have heard quite different stories from other construction companies that simply become unreachable or shift the burden of proof to the customer.
Köhler has its own shell construction team, which makes all the work around excavation, foundation slab, basement, etc. relatively easy and they are well coordinated. The craftsmen also come from the region and often have been working with Köhler for a long time.
Regarding the cost estimation: If I remember correctly, in our case it was that first a rough floor plan was discussed. Then all special equipment (blinds, ventilation system, etc.) was clarified and a first cost estimate was created from that. Based on this, we then further detailed our wishes and Köhler continuously adjusted the cost estimate. For us, it definitely was not just about the room volume. It probably also depends on how serious you are about it.
We personally saw the separate planning costs rather as an advantage. Köhler offers that the architectural planning is done via a separate contract and the price is credited in case of later commissioning. So you initially only invest a small sum, plan the house with the architect and receive all planning documents. Based on that, the offer is then recalculated in detail. Theoretically, you can also take this to another construction company. At that time, we also obtained a comparison cost estimate from Hauser based on the finished planning. That was no problem there.
At least at that time, FERMO was again more than 10% more expensive than Köhler.
