So that is completely clear, website prices are not a criterion and we have already moved beyond that. I have 2 concrete offers and I wonder how a price difference of about 45% can arise with equal performance? Ok, there are two main differences: monolithic construction vs. [WDVS]. And yes, the sanitary area is better in the basic equipment, but I can always upgrade.

With 1000 euros more per square meter, one naturally asks some questions.

Then post the offers here without real names. More eyes see more than two. Are you sure that everything is the same down to the last detailed item? If yes, then just take the cheaper one.

With Fermo, you simply get different support, coordination, reliability, and warranty. There, you basically don’t have to worry about anything between signing the building permit and acceptance, and can relax and look forward to moving in. I live 500m away from them, and people here often talk about them. Over 90% (my impression) are satisfied. Of course, problems do occasionally occur, but the warranty kicks in effortlessly. Am I willing to pay that? No, but that doesn’t mean it’s inherently unjustified.

45% sounds like apples and oranges. I haven’t even seen such differences during our comparison phase...

Offer 1:

450,000 euros for 176 sqm + 28.6 sqm hobby cellar
The cellar is wider and laid out over the full area, 10 x 8 meters
Solid construction method 20er + 17 insulation

Offer 2:

630,000 euros 166 sqm + 18 sqm hobby cellar
Cellar here 10 x 7 meters
Monolithic construction method, 36er

The architecture is different in the houses, but whether you place walls one way or the other can't make such a big difference.

Let's also assume a higher sanitary standard and better light switches, so + 20,000, then I am still at 470,000 with offer 1

Both have quality windows.

Is that all the info? That is pretty sparse!

What about excavation, disposal, drainage, cellar insulation, site setup? Variable costs like scaffolding or electric meter. Setting up/taking down scaffolding twice already costs 5,000 euros! Construction road, graveling, connecting downpipes to drainage, house plinth, stair landing, type of cellar? Stairs, rough electrical installation etc.

And you come here with nicer sockets. Where a socket is a €-item. Man, man, man.
