Heinz von Heiden was chosen. That was the cheapest provider. But you can’t really compare the price. Because you pay 10K and more for customization costs or you wish for this and that on top once you have made a decision.
What is even more decisive: What does the provider estimate for additional construction costs (Baunebenkosten) or which items does the provider include in the additional construction costs. For example, Heinz von Heiden immediately adds 20K for floor coverings and painting work to the additional construction costs, as well as earthworks, surveyors, and much more.
Be sure to read my other post regarding additional construction costs: .
We started the process with Heinz von Heiden quite early, compared them in parallel with others, and held discussions (see my list above). Our advisor helped us a lot, was generous with his time, invested about 10 hours before signing the contract, was very competent, and was reachable within 12 minutes by car. The advisor was also very transparent with prices*, we could ask exactly by word of mouth: What does a larger door cost, what is the surcharge for KfW40, what does the surcharge for blinds cost, etc. All this led to us staying with Heinz von Heiden.
One has to say that the standard at Heinz von Heiden is partly low, e.g., you can’t select aluminum front doors for customization, and the customization offers in the online building owners’ portal are not particularly fancy/beautiful. To be fair, though, I don’t know the standard at other providers because I was not there at the preliminary customization.
When it starts, I will report a little, as announced earlier. The big final planning meeting is in mid-March (the contract signing was at the beginning of December).
(*Addition: Fingerhaus was the most transparent company of all; they sent us a construction service description with exact prices for the desired additional options by PDF – Wow! Video consultation was also easily possible. Others were much less flexible.)
