Good grief, I can't read it anymore. Professionally, I deal with tenders quite often. Guess how often we put massive effort into quotes and have no idea if we will get the contract or how many other companies are also bidding. Unfortunately, that's the way the game is in many areas, not just in construction. Luckily, no one is forced into it and can decide for themselves whether they want to submit a bid or not.

It has already been mentioned several times here that building a house is the biggest investment in life and presumably only happens once. I definitely want a broader overview of the market and pricing.

And on the topic of writing quotes: if all of that is so time-consuming, the industry should perhaps consider focusing on digitalization. When I look at the offer from B&W, they seem to have done everything right. It looks like a calculation tool where he simply has to make selections for the whole equipment (5x door -> price x -> total y). Then, at the end, maybe a disclaimer that it is a calculated offer and the final price may vary based on detailed planning – fine by me, I just need a rough estimate.

But I don't want to bring up the topic again now, so back to the topic "Construction company in the Stuttgart metropolitan area."

We recently talked with a couple of friends who built with Hefa Holz & Massivhaus and were very satisfied. Although we didn't discuss prices, the second person in their family is now building with them. You also often see signs from them while driving through Stuttgart...

Regarding your previous question: We are not under direct time pressure, meaning the plot has no building obligation and we can continue living here for now. Still, of course, we want to address the matter soon and decide in the near future. All outstanding providers have promised to submit their offers by the end of next week (03/27). If there are further questions or deviations, this will probably take another week, and then I hope we can make a decision.

With the first providers, I have been open and transparent about the situation. I said that we are of course getting other offers as well, and unfortunately this is delayed at the moment, but we will get back as soon as everything is in. So far, the providers have been okay and understanding about that. One prefab house provider pointed out that prices will increase from April and that we should decide now.

How will we make the decision? Honestly, I don’t know, and I think this will be one of the toughest decisions.

Our gut feeling currently says it will be solid construction. Then Ytong Monolithic I actually don’t want because of sound insulation, etc. Maybe someone will also drop out because of the price. Let’s wait and see.

That is quite understandable, but anyone reading here and facing similar questions should also know that there are different ways to approach this topic. Your way of presenting it might lead to the assumption that one lets different providers offer an identical product through a tender process and that it would therefore be comparable 1:1. That simply doesn’t work like that in construction. And the digitization of construction companies wouldn’t significantly improve this. Currently (before Corona), it is just the case that it is not a buyer’s market. In other words, if I, as a customer, give the impression to the provider that I want to determine the lowest price exclusively through a bidding process, I might not even receive a realistic offer, because the quality-conscious construction company can well afford to say they are not interested in that. Therefore, it may be mainly those left who compete on price. Is that always the best choice? Everyone is free to handle it as they wish; my concern is only to point out to readers here that experiences from this thread are influenced by such things. Someone else, who perhaps has committed early to solid construction out of conviction, might only obtain 3 or 4 offers and come to possibly quite different conclusions.
