As already mentioned, the landfill costs and excavation are included, this is even explicitly stated in the construction description. If necessary, the excavation material is also temporarily stored for later backfilling. All of this costs nothing, I even called about it. There are no level-access showers, those cost extra just like the other better standards. That’s why I wrote that I roughly calculate 20 K just for plumbing and electrical work mentally, but I was more or less mocked for that here. Even if I calculate 50 K, I am still miles away.
Otherwise, both providers have the standard wallpaper, which is not acceptable at all. And in the basement, the sockets are surface-mounted, also with both. I have already compared the relevant things, I am not completely blind.
The main argument from Fermo is precisely the monolithic construction method and everything from a single source. And yes, the warranty issue is definitely a topic.
It remains difficult
I don’t see anything about landfill costs or a specification of the painter’s work or floor coverings here. Are the cables in the basement flush-mounted or not? How are the level-access showers executed? Electrical and plumbing work can quickly make a difference of more than 20k.
Is there anything more detailed in the construction service description?
I still believe apples and oranges are being compared here. One is a turnkey build with comprehensive warranty, 2-4 signatures, and of course higher quality.
The other is basically a build with individual contracts, only there is no architect in between but a GmbH. That means each trade is responsible for their own warranty; the role of the GmbH would be interesting.
