Want to write something here as well. Many thanks for your reports. I come from the Böblingen area and your tips regarding provider search were very interesting. I only got to Köhler after your post.

Regarding the previous posts, I would like to note: With so many inquiries that providers receive, they have so many standard floor plans and cost breakdowns, it should take at most one hour to put together an offer using software. I wonder anyway why you cannot simply enter your desired house and plot data (rooms, floors, orientation) after an online login with the providers and then get something output, e.g., like when buying a car, where you can set detailed filters in portals. All doable with good software. Very annoying is also the way the (prefabricated house) providers deal with us builders. A phone call rarely suffices; face-to-face (F2F) is a must. Videoconferences are sometimes grumbled at and only reluctantly agreed to. The salespeople prefer to drive 100 km back and forth to one or even want to show you the company first!! (Like Fertighaus Weiss and Schwörerhaus. They waste a lot of time and money - it could be much easier for both sides! The advantage of video consultation is also screen sharing and live price determination. That is much better than F2F at someone’s home without advisors having access to their system.

Another tip for provider search for newbies: Poring over catalogs and having them sent does not help. Better first go to an independent architect, talk about the building possibilities on the plot (requirements regarding height, roof shape, orientation, etc.) as well as floor plans (orientation of rooms according to the cardinal directions) and have some drawn (or draw them yourself). Afterwards, with the data as concrete as possible (e.g., KfW standard, heating - first to an energy advisor? -, price expectations, etc.), go to the providers and e.g. hold several talks in Fellbach in one day. There, the advisors have access to their software. The talks are very important because you learn a lot with each talk and are prompted to think. This brings the most besides the books from consumer centers and Stiftung Warentest.

We have currently canvassed (goal: detached single-family house, approx. 140 m² fully basement):
Price range from providers for the house without additional costs (earthworks, connections, outdoor facilities, fees for street closure and building permit, etc. = about 100K!!) but including architect and planning: €410,000 - €480,000.

Streif Haus Very committed advisor, almost too committed, fastest construction time of the providers. Show home in Fellbach appears very cheap, material quality low.
Weberhaus Good advisor, but air-to-air heat pump as basic concept? Please no... Responded late. Show home in Fellbach pretty and relatively high quality
Fingerhaus Good advisor (Great: video was uncomplicated possible), good breakdown of the items +/- options with own price, favorite! Also overview of ancillary construction costs - excellent!
Kampa Good advisors (2 came together), good offer discussion. Offer + construction performance description only printed out. Show home in Fellbach appears very cheap, but is from 2008, the guy there in the house knows a lot.
Fertighaus Weiss Good contact, calls, committed. But no offer, you have to visit the company somewhere out in the sticks first -> no way!
Schwörerhaus Contact responds poorly, no offer, you have to visit the company somewhere out in the sticks first -> no way! Show homes in Fellbach but of good quality
Haas Haus Good assigned advisor, calls, offers conversation via Teams in email. Preliminary draft only floor plan. Decent house in Fellbach, advisor chats on site, exhausting.
Town & Country House Quote: Floor plan wish (they were normal, usual single-family house floor plans!) too complicated, go elsewhere -> unbelievable!
Hanse Haus "We will get in touch with you" -> Nothing happens!

Well, I can understand the companies; what you are doing are indirectly "last price" calls, nothing more. I think the providers get more than enough of such inquiries, and then I can understand that they primarily take care of those who show commitment, invest time, and are serious overall.
After all, at least 19 companies drop out with you.

On what basis did you decide on the aforementioned providers? That’s quite a mixed bunch, different construction methods in various price ranges.





At first you want prices for standard floor plans, but then concrete offers for an individual house?
What good is a 20-minute price if it is poorly prepared and incomplete? There are so many factors that influence the price in housebuilding that you do not notice at first glance. For one provider, they are included in the standard, for another not. One hour is not enough for that.

Thank you very much for the list, I am still exploring potential construction partners in the Stuttgart region. If anyone has any further tips and experiences, I would be very happy – I am also open to building with an architect.

You should find good information in the section "Erfahrungen mit Baufirmen" here. That is good – especially if you mean setting up proper planning and tendering before awarding the contract – possibly also to a general contractor. It is best to first introduce yourself and your building project in a separate thread, then people can advise you more precisely on what to pay special attention to – as this varies somewhat with every project.
