I also want to write something here. Many thanks for your reports. I come from the Böblingen area and your tips regarding provider search were very interesting. I only came across Köhler after your post.
Regarding the previous posts, I would like to note: With so many inquiries that providers receive, they have so many standard floor plans and cost breakdowns, it should take a maximum of one hour to compile an offer using software. I wonder anyway why you can’t simply enter your desired house and plot data (rooms, floors, orientation) via an online login with the providers and then get something spit out, e.g. like when buying a car, where you can set detailed filters in portals. All doable with good software.
Very annoying is also the way the (prefabricated house) providers deal with us builders. One phone call is rarely enough, face-to-face (F2F) meetings are a must. Videoconferences are sometimes grumbled at and only reluctantly agreed upon. The salespeople would rather drive 100 km back and forth to one or even want to show you the company first!! (Like Fertighaus Weiss and Schwörerhaus). They waste a lot of time and money – it could be much easier for both sides! The advantage of video consultation is also screen sharing and live price determination. That’s much better than F2F at someone’s home without the consultants having access to their system.
Another tip for provider search for newcomers: Rummaging through and ordering catalogs is pointless. Better first go to a freelance architect to talk about the structural possibilities on the plot (requirements regarding height, roof shape, orientation, etc.) as well as floor plans (orientation of the rooms according to cardinal points) and have some drawn (or draw them yourself). Then approach providers with as concrete data as possible (e.g. KfW standard, heating — first to an energy consultant? — price expectations, etc.) and for example have multiple meetings in Fellbach on one day. There the advisors have access to their software. The meetings are very important because you learn a lot from each conversation and are prompted to think. That brings the most besides the books from consumer centers and Stiftung Warentest.
We have currently scanned (goal: detached single-family house, about 140 m² fully basement):
Price range from providers for the house without incidental costs (earthworks, connections, exterior facilities, fees for road closures and building permits, etc. = around 100K!!) but with architect and planning: €410,000–480,000.

Good advisor (Great: video was easily possible), good breakdown of items +/- options with own price, favorite! Also overview of incidental construction costs – top!

Good advisors (2 came together), good offer discussion. Offer + description of construction performance only printed. Model house in Fellbach seems very cheap, but is from 2008, the guy in the house there knows a lot.

Good contact, calls, engaged. But no offer, you have to visit the company somewhere in the middle of nowhere first -> no way!

Contact responds poorly, no offer, you have to visit the company somewhere in the middle of nowhere first -> no way! Model houses in Fellbach but of good quality.

Good assigned advisor, calls, offers conversation via Teams by email. Preliminary draft only floor plan. Decent house in Fellbach, advisor chats you up on site, exhausting.

Quote: Floor plan request (they were normal, usual single-family house floor plans!) too complicated, go somewhere else -> unbelievable!
