Presumably because the basic idea remains the same and only the dimensions have been slightly adjusted. Reflect again on whether you really want such an open-plan kitchen. Nowadays, it is rarely built like this. Once the kitchen is planned like that, it will hardly be possible to deviate from it. You have to cut out your planned furniture from paper and place it to scale on the plan! Also the fireplace with its dimensions, etc. Do it yourself and don’t rely on others! I have few wishes regarding the upper floor so far, except that the son wanted to look out onto the street (nightingale, I hear you coming,,,). Gradually it apparently emerged that one would like the bedroom to be on the south side (really?) and not to walk through the dressing room. Maybe you should think again intensively about what you need the sun in the bedroom for? After all, you are mainly there at night, unlike the children. The usual would be: children in the light (south), bathroom in the east, bedroom north. But ultimately it has to suit you. Unfortunately, I am not very familiar with balconies. However, I wonder where exactly the huge additional expense compared to a covered bay window lies. Maybe someone else can break that down? Yes, of course.

I don't see it in your version either. The "overhang" is already given by the bay window and would only need to be sealed, covered with flooring, and secured with a railing... that should actually be doable for under 10k.

In defense of the TE draft, I would like to say that I do not like the original draft any better.


An original design probably wouldn’t have turned out that dramatic anyway.

In my opinion, the wrong turn was taken here by developing the blue station wagon of all things from a yellow convertible. If Elsa the cow puts in a lot of good words, I could be willing to at least recognize the bay window as a match between base and variation – but not much more than that.

Developing a floor plan using the remodeling method presupposes that a starting model is chosen with a degree of matching of 75 or 80 percent (in the product of the parameters segmentation and square meters). The latter in turn presupposes that one does not let oneself be fooled by the size of a square meter (as doll furniture symbols or visualizations that do not cleanly distinguish between 3D and 75DD unfortunately like to do).

Yes, you never know how loose the money really is, but with this amount of investment I expect a bit more initiative. Some fundamental questions should be clarified first.
The first is immediately, why is the garage located on the west side? Blocking out the evening sun is quite unusual. What does the plot look like? Are there compelling reasons in the development plan, etc.?
This is followed by the question of the orientation of the terrace with the same issue. So far, we have only heard consistent silence from the OP on this.
Furthermore, I wonder if this bay window is really necessary. Why then have a dance floor in the living room, but squeeze together in the kitchen? Don’t get me wrong. If the money is there, this is definitely a gain for the living experience. But if it fails because of 10K for the balcony, then I suspect the thing is tightly budgeted.
In the upper floor, it is definitely avoidable to place the children right next to the bedroom. These are things that can be deduced here in the forum from almost every floor plan discussion. If one consistently ignores these tips, it would be very helpful to briefly explain to the forum why one wants it differently.

What is meant by that? Isn’t it the architect’s job? We submitted a desired plan, which was adopted without comment. You can’t expect the builders to have the ability to bring fully thought-out plans ready.

Originally, the garage was on the east side. Only recently did we think that the view on the east is better than the west. But basically, it is not mandatory.

At 185 m², it adds up. All construction companies quoted us the same amount for the balcony. The balcony has to be insulated and compacted because there is a living space underneath. Then comes the floor covering. The balcony structure is then higher than the floor inside the house, so an unsightly step. We were advised against that.

The tips are not disregarded. I have been thinking about it the whole time, couldn’t sleep last night either. And still have to work.
We are carefully gathering your tips and will discuss everything next week with the planner.

I think you all have really great houses! Does anyone possibly have a tip on where to look for good floor plans? Or has anyone seen a floor plan that roughly matches our wishes?
