Unfortunately, I do not know how much the conservatory cost. We actually don't like conservatories, but as a playroom it is now great; you can make the living room completely toy-free in the evening. The work corner in the bedroom does not bother us, but of course it is a compromise because we would actually need two home offices. You can't have everything when you buy an existing property.

Oh, the conservatory was built at the same time, which is why it fits in visually really well and doesn’t look like an extension.

We are looking for a floor plan for a single-family house with approximately 160 sqm.

The plot is 22m wide and 26m deep and faces directly south. Since this apparently is not so easy, I am posting the requirements here. Maybe one of you has a suggestion ready:

Ground floor with open kitchen, guest WC with shower, small guest room, and not too small utility room with window and access to the garage (boundary development in the east 6x9m).

Upper floor with study, children's room, and bedroom. Additionally, a walk-in closet with access from the hallway. The bathroom should not be too small (approx. 12 sqm).

In most of the floor plans we have seen so far, a garage in the east is not possible because the guest WC is located there.
On the upper floor, there is a problem integrating the walk-in closet without making the bedroom extremely small...

I would be very grateful for suggestions of all kinds!

So guys!
We have changed the floor plan again
Now we really have hired an architect.

Only the ground floor was changed, but now the staircase is out of the dirty area, the hallway is wide enough, in the kitchen we have an inside-outside connection and we can now put something in the hallway.

It would be great if you could share your opinion again

P.S.: The garage is moved 2m away from the house. Thus, we have a covered entrance area. A window was added on the east (left) side in the kitchen.

Hallway possibly a bit dark towards the back. Bathroom upstairs too large and with the furniture nonsense. Bedroom access is unfortunate. Cloakroom at the end of the hallway is also rather nonsensical. WC with 0.995 m and sanitary fixtures arranged that way doesn't work... there is still a pre-wall installation coming.
