City villa floor plan 185m² - Please provide feedback!

“The furniture is a variable...” If you don’t understand or accept the direct criticisms, then build your house as planned. Some just have to defend everything before they even grasp the meaning of the response. You are part of that, and then so be it. This draft doesn’t just have a few cosmetic corrections, nothing is right yet. Not even on page seven! But apparently that won’t be understood from your side? I assume that a common floor plan has been so mutilated that it has so many wounds that it simply no longer works. And that has already been said on previous pages. This lack of understanding gives me the impression that posts are actually “over.”

By the way, we received the 3D representation from the planner. Even though we lack the imagination at this point, we had the opportunity to put ourselves into the 3D model.

Put the passage from the dressing room to the bedroom at the top (so close to the entrance door to the sleeping/dressing area) and you don't have to walk through the wardrobes. Similar to my sketch in #15, it also works with the dressing room between bathroom and bedroom.

Exactly THAT is the mistake!
The stove planner (I’m reading this correctly, that the chimney builder made this for you, right?) drew you a wrong 3D plan and now you imagine that it looks like that.

No, the architect/planner provided us with an app (Jonny) where we can go through the entire house.
And the chimney builder worked with his own visualization program just to show how the stove could look like.

But it doesn’t, for example if you don’t reduce the kitchen so that it corresponds at most to the kitchen in a cramped two-room apartment.

I think that the kitchen with just over 20 m² is relatively large... especially since my current kitchen is only 7 m² and I have a working surface of 60 cm in width...
Besides, I have thought about putting some kind of island in the kitchen and placing the large dining table in the living area.

Do you really want that? Build a new house for the family but with a kitchen that already reaches its limits during the daily meal preparation? I don’t even want to talk about baking cookies or having guests...

Throw this little picture from the stove builder in the trash, trying to "imagine yourself into it" won’t help you because you are getting the wrong idea. He wants to sell his stove and it should just look nice at first. That you then basically have hardly any space left for a kitchen is something he couldn’t care less about. He staged his stove nicely and nothing else.

And everyone’s patience runs out sometime, when after already 10 pages of (good!) advice nothing seems to get through.

It only seems that way, but one doesn’t take everything that is suggested (doesn’t have to) and is still grateful for the cooperation.
