Even if you buy new, there are dimensions

For the table for 10 people, it doesn't matter whether it's Ikea, concrete, or wood
It makes a difference whether you want delicate 2 and 3 seaters or a modern XXL sofa

Don't use Paint, but pencil
Squares are enough. The freezer could fit in your pantry, maybe the door can also open, but you can't put it under the stairs

Where will the sleeping place for the guest be?

Apart from that
Swap kitchen and living area. Then the fireplace is the room divider and can be seen from the sofa and dining area. That would be a shame. Why give up your beautiful picture?

The sofa is placed directly in front of the floor-to-ceiling window. Do you want that?

Where will the electric piano go?

I'm starting to get used to the idea. Looks great in my head) then the HAR would have to go to the right side and then we wouldn't have any space left for the guest room. I'll try to sketch it today. And the staircase is also wrong. So it will have to be completely redesigned.

I think it's better because of the connections/piping. And then you could integrate the SK into the utility room on the right. Somehow ... and then arrange the toilet on the right as well. It doesn’t work with the drawing. I tore up all the papers.

In the ground floor, building services, kitchen, and toilet do not have to be together. It is also distributed in our case. No one ever said it has to be bundled. It is more difficult upstairs with the drainage, for example if your bathroom is above the living room. Usually, the wet rooms upstairs are placed above the wet rooms downstairs. Our bathroom is above the building services and the utility room drains vertically downwards in the wall from the cloakroom.

You really have to draw the furniture to scale, dollhouse furniture won’t help you, and regarding the kitchen, I would also urgently recommend you start thinking about the details early on (what is essential, how much kitchen space should fit. Should it be an L-shape, or a large sociable island, etc.)! When the house is built, it’s too late, better now already. An island, for example, needs a certain depth, 60cm is not enough, otherwise everything will fall off the back, always calculate with at least 90cm (common depths are 90, 100, 110, 120, depending on whether you plan only shelves, shallow drawers, or even 60cm deep cabinets on the back side of the island; especially if you want to sit there, it requires more depth).
