We are getting a large basement replacement room behind the garage. My air-to-water heat pump will also go there. This way, I have everything on one level and don’t need a basement staircase over which I have to first carry my supplies down and then back up again. However, it always depends on the individual circumstances: plot size, slope location, soil replacement, development plan, etc. Therefore, from my point of view, no real statement can be made here about what is good and what is not. We are satisfied with our decision and that is what matters. I hope you are all feeling the same!

Our considerations:
* How do we still get enough storage space?
- Utility room (incl. technology) with ~10 sqm, space under the stairs, part of the attic and garage as additional cellar replacement
* What do I do with the cellar?
- For us, it would be storage for stuff that hasn’t been used for years.
- Hobby room, which will now be in the attic.
* Disadvantages?
- additional costs, possibly less living space on the ground floor, upper floor and attic. So where I need it (who wants to live in the cellar?)
- alleged loss of property value???
* Advantages?
- Flexibility ... better conscience more security

Conclusion: We build without a cellar because we have ensured enough alternative space in the house and see more advantages.
Savings of around 30,000 EUR despite a plot that screams for a cellar
In our opinion, only a residential cellar makes sense, meaning the expansion costs money and the cellar should have daylight, which reduces the knee wall in the upper and attic floors => less living space.

These are of course very specific reasons regarding the builder’s ideas, the budget and the plot incl. development plan.

Conclusion: to each their own. However, the loss of property value is higher without a basement - at least here in Bavaria. A basement is "added value" A house without a basement is harder to sell here...

I agree with Cascada, but I can only speak from our area. Here, a house without a basement is a large garden shed, and you really can't sell it at the desired price.

That probably really depends on the area. If I look at the [Baugebiete] here, only terraced houses still have basements.

"With a basement" used to be common. In conservative areas, people still insist that a house without a basement is not a real house.

One argument for basements is small building plots, to cleverly arrange living space.

The times have long since changed
