With a 400,000 budget, I would honestly plan without a basement. Better build 160 sqm with 2 full floors, the lower living floor partially built into the slope, above that the exposed ground floor. In the cooler basement the sleeping, connection, and storage rooms. Upstairs then living with orientation to the beautiful west side. The garage or carport east next to the house, thus you partially catch the slope and save expensive embankments. Plan the house entrance there as well.

The topic has already come up, thanks again for the suggestion. The question I have often asked myself: Is the cost advantage really that big if I put living space in the basement and plant a garage (yes, then also with additional slope stabilization) next to the house? Hard to imagine for me as a layman, but as I said, as a layman ;-)

Reinforcement, wall thickness, ceiling thickness The basement apartment can be cheaper. For a cube, it is easier and cheaper to create a thermal envelope. The garden next to it can be supported – of course, it makes no sense if you want it slanted. When you are older, you save yourself a staircase (ok, for that there are stairlifts) The path around the house must be kept free of snow and ice. We have the garage next to it.

Let's say, I would put it this way: living space on fewer levels and the utility/storage rooms distributed over 2 levels instead of one lower level usually offer a family more living comfort. Also, the hallway area and staircase are eliminated cost-wise. In this case of the cloakroom issue, you wouldn't have this problem anymore. But assessing what is really more sensible regarding the slope, I would ask the architect – a forum can only mention it as a brainstorming element as an option.

The structural calculations are done by the architect. By the way, he is also building the neighbor's house, so he should know what the costs are.

750k is completely out of the question, for that money not a single person could build in the new development area (I know every single one and also the income/family circumstances). The first cost estimate from the architect was at the end of last year at 440k (without own contributions, including all additional building costs, just for the house). However, at that time we still had a more complicated floor plan and 160 sqm of living space / 220 sqm total area. Of course, this is countered by the massive price increase.
