Single-family house - approx. 150 sqm - without basement - Who has ideas? Thanks

Firstly, thank you for your comments in my , it was planned as a 3-family house, but now we are starting over and only want to build a "1-family house" for ourselves.

A few details about the plot (the old building is still on it, will be demolished, see object 24):

- 1170 sqm
- no slope, flat
- site coverage ratio & floor area ratio (I am on the go, need to check later)
- next door there is a carpentry or the carpentry’s storage hall, a 5m building boundary must be observed.


Number of people:
- parents with 3 children (10, 8 and 3 years old)


Our wishes:
- guest toilet with shower and large bathroom
- one kitchen (open?), that gets a lot of light, my wife has a cooking channel on YouTube
- 2 stories (preferably) or as few slants as possible
- roof shape = gable roof? (we definitely want to have it expanded, possibly for us or for the children)
- without basement
- should be clinker brick
- carport or garage, we are still flexible there......
- possibly a guest room/office on the ground floor
- possibly with a tenant? in case we are alone someday and the house is then too big for us....

My architect is currently on vacation, when he is back he will take care of it.....and when the design is finished, I will post it here

Questions:
- Do you have any other ideas what I should still consider or specify?
- we like this sample plan (see attachment), what do you think about it? (the attic is not included, the room layout then fits)



I am thankful for any useful comment .......(probably a matter of taste too)


PS: scale of the plot is 1:500

Well, a standard 0815 floor plan, to be followed here in 37 threads. Generally speaking, not against you, I never quite understand why 90%(?) build the same thing. You don’t have to overdo individualism, but a house that takes into account the plot, surroundings, and personal requirements, especially when you also have an architect, can actually be something special.

It might also be the architect's task, but I have given our wishes.....maybe you could just create a design for us now or maybe then the individualism will come

Should the 3rd child get the room on the ground floor?

I don't find the dressing room/bedroom situation optimal.
I would probably reduce the dressing room/bedroom in favor of a larger bathroom (no one needs that much space for sleeping).

As the layout is now, the bedroom would have to be on the premium side, i.e. S, SW, or SE, and one children's room in the north. I wouldn't do it that way either.
Since the design is square, it's unfortunately not clear how the house is positioned on the plot, but I assume that the living area is not supposed to face north.

Overall: well, a standard design. So why do you want to hire an architect then? A general contractor can handle that too...
Well, if I think about the standard design that said architect delivered for the 3-unit house, then maybe it fits.
