The floor plan is not dimensioned. It is difficult to say anything like this.

The hallway has to be this big because of the stairs. With a different staircase, there would be less hallway.

Be sure to draw the floor plan with to-scale furniture, e.g., the bed in the bedroom is approximately 140 cm wide.

The kitchen is usually the first room you should enter, e.g. to put down groceries and immediately start heating the water for tea after coming home, or conversely to take the trash out of the kitchen and through the front door. Also opening the door for guests while still preparing.... None of this really works here. For me, the kitchen or the staircase location is not suitable for everyday use.

I see it exactly the same way as ypg. The kitchen would be far too far away for me. The staircase is rather unsuitable for the size of the house.

A Laux Novus from the catalog, with the only modification being the substitution of the tent roof with a front-facing gable roof (what does the development plan say about that?). Aha. No more variations than those mentioned below are planned?

The long walking distance results from the single-flight straight staircase type, which is unsuitable for this house size.

The Schmalhans-instead-of-villa format and the massive double garage correlate, in my opinion, with two different income groups. I would rather call the "simple" here "run-of-the-mill," and regarding the fit for a specific family, a catalog design is rather not efficient.

You have chosen a house design with a straight staircase. The straight staircase uses the most hallway space, while a double-turned staircase uses the least.

One question: why are "you" taking a design from the internet? Most general contractors won’t build you someone else’s design, at least not cost-neutrally compared to their standard houses, since they have to draw the house themselves first.
Why don’t you have an architect work for you or take a design from your general contractor?

What is the budget?
