Regarding the floor plan. I would actually start from scratch. You have some rooms that are simply oversized. For example, the dressing room and the bedroom. How much time do you actually spend in the bedroom when you’re not sleeping? Probably very little. I would understand the almost 17 sqm if there were no dressing room. But you still have a 12 sqm dressing room. So an almost as large bedroom as the living room... And it’s the same with other things. If your budget is already so tight, then plan rather functionally. With an 800 sqm plot, one could also consider a bungalow of about 150-160 sqm.

Are you even allowed to build a carport on it? I would intuitively place the carport on the north side (without design or floor plan expertise) and also plan more space in the front yard. Tightness in entrance scenarios is annoying!

Regarding the floor plan, in bullet points due to lack of time
- Place doors in the room so that there is storage space for cabinets behind them. Feels like it offers more living space.
Note: with you, _no_ door meets this ideal :(
- The electrical panel will definitely be moved to the utility room, since there must be a fall clearance of 120 or 140 cm in front of it.
- Staircase can ideally be placed at the knee wall, also under and along the roof slope.
- Kitchen: little storage space. Too little! Where are the tall cabinets for oven, food, and refrigerator supposed to go?
- WC: swap sink and toilet – has proven itself for decades!
- Living room: mark TV spot. But there is none.

Oops, saved by accident, the upstairs is still pending.

Upper floor
- The staircase determines the upper floor. Here, everything is basically unplanned and accepted without care because the ground floor seems so nicely coherent... But that means no planning***
- Bedroom too big, enclosed dressing room disturbs sleepers,
- Dressing room size resembles a children's room
- Double casement window in the bathroom... you can also rationalize it ;) However, I probably wouldn’t find it too bad if that’s the last thing that can’t be optimized.

I would plan the house a bit narrower and longer, so that there is more garden left on the west side, gladly swap utility room and office if possible, staircase on the long outer wall.

We had that in my childhood, as well as in the last apartment my wife and I had in front of the house.

Yes, it can be done better, but it actually restricts significantly less than one might think...

We know that you are building a bungalow ;). It is not cheaper than a normal gable roof house either. But I agree with you on the rest. What I noticed on this occasion: The kitchen not only has quite little counter space but also too little space in between. Only about 60 cm between sink and island, can that be right? I would advise you to start with the kitchen planning before the floor plan is fixed. Honestly, it doesn’t bother me at all. On the contrary, no one can look in anyway :D And with close building, the view is always the direct neighbor’s house.
