Well, it also depends on the federal state and the land costs... Then on how you build, which trades and connections can be tapped, and of course your own skill. We are currently calculating about 550 - 600k turnkey with land in Lower Saxony - but nothing is signed yet (except for the land). Therefore, the short-term market situation is decisive for us – we would take the 140k if we have put something on paper by then. Without that, we would have no chance with our financial setup. Additionally, it should be noted that we are planning with 15% equity plus 10% EL or purchasing condition advantage, the land is 3.5 km as the crow flies away, and I work in the building materials trade... 100% subcontracting is significantly above that again, I totally agree with you. And then we are in the "harakiri" area of the target group for the new BKG.

However, as a personal objection, I would roughly estimate that since summer prices have dropped on average by around 5% (outliers upwards and downwards), and prices are currently relatively stable. One also hears again about more available craftsmen...

On the other hand, it should not be forgotten that many parts of the construction industry are already partially insolvent, as their large orders with prefab house chains or commercial residential construction have fallen by dozens of percent. A razor-edge ride – unfortunately with risks for both the craftsman and the customer.

As far as the general contractor is concerned, you will definitely get into a better negotiating position. However, I doubt that this will really drive prices down significantly in the end, given an inflation rate of just under 10%. On the other hand, the weekly rising interest rates, which add up to a lot of money over the entire financing period, definitely work against it.

Let's take my current favorite calculation. You need 450,000 EUR from the bank. For simplicity, let's assume an interest rate that you have to pay until final repayment and a monthly installment of 2,250 (equivalent to 2% repayment at 4% interest). For the first 10 years, you make a special repayment of 2,000 EUR annually and for the rest of the term, 5,000 EUR annually. Now let's compare the calculation with 4% interest against 4.2%.

Honestly? If I were you, I wouldn't even listen to the general statements here in the forum like "the QM house costs at least 3000€ and up." Prices vary so much from region to region that it is absolutely not serious to make blanket claims. Therefore, my recommendation: Make your own picture, go to 2-3 GUs, have an offer made based on your key data. Maybe don't visit the big companies, but the small local house builders with a good reputation.

Has anyone already got an idea whether the climate-friendly house with QNG is achievable if you want to build a basement? Or can you just save yourself the effort and enjoy 4% interest on the total loan?

Currently planning a solid house with a basement, but maximum photovoltaics, heat pump, and central ventilation system. However, also air conditioning…
