KfW Funding Climate-Friendly Residential Building from March 2023

We pay 2,500 euros for the complete calculation for the efficiency house according to KfW 261 with KfW 70 EE, including the thermal insulation verification, the confirmation for the application (BZA), the BnD, and site inspections at 5 critical points. Heating load calculation would be an additional 500 euros on top.

That there are such extreme differences makes me speechless right now!

Yes, the calculation without KfW 300 credit, only for KfW 40 standard, would also be only 900-1300€. The life cycle analysis in conjunction with KfW 40 makes the consultant so expensive.

We are currently building KfW 300 without QNG. I can't even fully get 15,000 together for the building application, structural analysis, energy consulting, heating load calculation, and small stuff including the architect's services... Contract conclusion around August 2023

Are you talking about the pure energy consultant costs?

Is construction supervision by the energy consultant required for KfW 300 without QNG? This would be around another 5,000€.

If an energy consultant demands an all-in 20k, then at 125 eur/h (which is probably already a lot, considering a trained architect currently charges around 130 eur/h) that's about 160 hours. So the energy consultant works through a whole month with 40h/week for a single-family house and manages a maximum of 12 houses per year. No wonder so many energy consultants are needed.

we have now received several offers from energy consultants regarding KfW 300 without QNG, only with lifecycle analysis. All consultants advise against building with KfW as the costs for the consultant themselves, as well as the costs and bureaucratic effort, are far too high. Interest savings KfW 0.25% compared to regular interest rates of about 4% currently. What are your experiences? Do you build with KfW or without? Thanks in advance.

we are building WEF 300 - KfW 40 with EEE. I have obtained many offers and am now with one that costs me a total of 6,675 euros. Calculation for the confirmation for the application (BZA) and LCA we already have, but it was an emotional rollercoaster. Not every EEE is immediately familiar with the different heating types and house types (wood and solid). Anyway, we managed the calculation; we’ll also manage the rest with the consultant. And if not, he will be replaced :D

- Energetic overall concept, KfW applications 1,750 €
- LCA 1,450 €
- Coordination and object planning, thermal bridges, airtightness concept 1,200 €
- Monitoring of energetic construction measures 1,400 €
- Invoice verification 450 €

Hi, no, we have not submitted yet. We are still missing a document, which we will get on Monday. Hopefully, by Friday we will have the financing commitment and then we can arrange the notary appointment for the property. Regards
