I have now summarized everything again from my perspective. I will start with your own listing:

165k land
14k incidental purchase costs land
236k house price shell
3k surveyor
1k building permit
1k soil report
8k earthworks (Is that enough????)
3k cistern
7k development (for us 17k for comparison)
= 438k

Then at least missing:

2k construction electricity and construction water
1k building drying or 100 trips for ventilation?
(Both are explicitly listed as your part in your
construction service description)
1k entry of mortgage notary/land register
10k kitchen
5k furniture, lamps, curtains, carpet, moving
= 19k
-> 457k

With a 499k loan + 20k equity you therefore have 62k for:
- upgrades (Only 5 sockets in the kitchen??)
- 7k VAT increase?
- interest on provision?
- painting roof overhang
- staircase
- interior doors
- sanitary fixtures
- tiles
- wooden floors
- interior painting
- sealing base area
- terrace
- entrance platform
- paths
- driveway/parking space (carport?)
- landscaping

Is that possible?
What if earthworks cost 18k and house connections 17k?

uuuh that's intense...

Huh? Did I miss something or does it actually say: Erdarbeiten 8,000€??? How is that possible? For us, the disposal costs alone are already 17,000€ :D

What does development mean for the OP? In the house price, the pipes (if I read it correctly) are included up to 20cm outside the building. So digging again for the roof drainage pipes, laying pipes to the street (having it done) including civil engineering, inspection chambers, digging for media, water and power supply installation.

Stairs in EL... who provides the construction stairs?

That probably only applies to stairs supplied by the general contractor

Means if stove and oven are separate -> an additional protected circuit

From there it gets funny, which I find very sad, as the construction specification is otherwise written very clearly.
The individual sockets are atrocious. 2 pieces in the office... LAN isn’t mentioned either. Satellite dish is extra. Outside there is nothing toward the parking space, carport, or garden.


That your neighbor will cough before he reveals the truth about his costs to you. Friendship ends where money begins – either you complain (because it’s too little) or you’re cool (because it’s enough).
Some admit that the car is leased or a company car because they don’t want you to see the money; others hide the obvious.
Of course, with house construction the money was sufficient. And nobody got anything from dad anymore. The topic was dealt with cautiously here as well. We have a neighbor who got three additions from dad for his turnkey house, but pssst. You could see how the interior finishing and garden landscaping repeatedly stagnated :cool:

But as already said: I don’t find the construction specification that bad... Entrance platform and splash protection are missing. Construction water and power. Construction drying. Material, possibly scaffolding for owner’s contributions, whoever is going to do them. And on what will the heating be placed inside? On screed?
