I find your house price for 120 sqm complete + usable cellar including the earthworks more than ambitious. Where did you get it from? Rolled the dice yourself or already a signature-ready offer?

The EL is done by the whole family? Painting and floor coverings for a complete house take a while.

What do you do when the cistern is full after 3 days of continuous rain?

The sanitary equipment in the standard version won't be great at that house price... Omnia Classic isn't to everyone's liking.

Otherwise, that should be basically doable with the budget, as long as the groundworks don't knock your feet out from under you. There's danger lurking here.

The offer is from a regional solid house contractor with its own house catalog. The catalog includes prices and a detailed construction service description. The construction service description only covers the standard with excavation and workspace. That is why there is also an extra 18k in the costs for earthworks and foundation. The main point here is to first find out whether we can continue with the project. We will not buy the land without a soil report and a signed-off offer.

EL is done by the family, right. I understand that there is a lot of effort behind it (even if it is "just" painting and floors).

The cistern is connected to the public stormwater sewer with a throttled outlet (+ emergency overflow).

In the construction service description, a few sanitary series are named. As you say, probably nothing fancy. But there is still a 4k buffer here.

Regarding the earthworks, we want the 20k buffer on 500k. Without that, we would feel very uncomfortable and look for another plot.

After reading several times, I agree. Especially when you consider that quite a lot of money for the garden and kitchen (approx. 40k) is already included in that price.

Well, then everything fits. Then you only need to minimize risks and, if possible, have a geotechnical survey carried out independently and based on that have a concrete offer from the general contractor including earthworks, etc. made.

In principle, this should be feasible with your budget. In my opinion, you have considered all major items and included sufficient buffers.

I see the problems with the canceled finishing. You won’t want to live with the standard bathroom, and there are additional charges lurking in many other places that you will want to take advantage of. The kitchen is also not particularly generously budgeted. I have just completed our kitchen. All the cabinets and the countertop are from Ikea (self-assembled). I bought all the electrical appliances, sink, etc. individually from the cheapest online retailer and installed them myself. Even then, I didn’t manage to stay within 15k! Our kitchen is 8.2 linear meters, calculated without corners, as a reference.

Ask the general contractor for a 3% discount on all invoices; maybe he will agree. Otherwise, I would personally leave out the controlled residential ventilation.

Well, it is a 120 sqm semi-detached house, so an 8.5 m kitchen won't fit in there. Regarding the bathrooms, our children recently built their house and kept the bathrooms absolutely standard, imagine, they are usable, even faucets were included. The cautious approach is justified. 500 thousand for a 120 sqm semi-detached house is not cheap. Currently, 110 sqm semi-detached houses are being sold ready to move in with private land and landscaped property for 230. The problem is the plot, it has two names. Schluff and Hang. Is there an alternative plot without these names? That could save you a lot of money. Karsten
