This is not contradictory. We have only seen a text fragment here, there is a gross fixed price. Of course, the contract text or other documents can name the specific VAT and thus convert the whole into a net fixed price. It is naturally up to to check this precisely. I would also not rely on a verbal statement from the seller, but the written form must be fully examined. Yes, it is annoying, yes, it is time-consuming, but it would be worth it to me.

Please read carefully above that A) these services and material costs are covered by the family company

B) Current financial status is not stagnating but we are actively saving as much as possible every month! To be clear again: we have only stated our employee status. Besides that, there is still a buffer from self-employment which, in the current projects of my husband, amounts to €20,000 that can be invoiced by mid-2021 and ongoing small projects where he earns another €3,000 quarterly. (He doesn't withdraw everything because some should remain in the company account, but you can count on 50-60% of the payouts. We do this deliberately not to make all calculations too optimistic, or rather have not gone into more detail here because I think it's already quite expensive now!)

So we are definitely working on the buffer! Even if equity is tight at the moment, what's the use of building in 3 years at even higher prices? Then the savings until then would just go down the drain anyway?

We will definitely have this checked now and have it confirmed in writing if we interpreted it correctly. I will report back here, I am curious myself what will come of it.

Sorry, but sometimes you don’t want to hear criticism, I don’t think that’s bad, sooner or later you’ll realize financially. The fact that you build cheaply is already shown to me by the item "roller blinds to pull and not electric." That’s just one example. No one here is talking about a golden faucet, etc., but when I hear "we get a tile for 20€ instead of 40€," yes, everyone can get that at the hardware store or possibly through a wholesaler and the prices are "cheap." With upscale equipment, you spend significantly more. Start the project and then sooner or later the realization will come that some people here were right and only wanted to help you. I’m keeping my fingers crossed for you and that is meant seriously, that you manage the time well and don’t break down over the project, neither financially nor personally. In my opinion, you should either significantly increase the budget, if possible, or drop the topic of the new build.

You’re actually right for once. Then just build smaller, 165 m² for 3 people is not necessary in my opinion. Somewhere it was mentioned that many have built a terraced house with 100 m². We did that back then too and it was enough with a child. I have now rented out that house and it’s still enough for them (with a child) even today... The ING – and probably all other banks as well – don’t care about "can be invoiced in 2021, my salary might increase" etc. They live in the here and now. And if there are any company accounts, they probably become even more alert. Regards Olli
