That is not true. In many auction houses, they like to leave it out because it is quite a lot of money and many builders like to make the item look better with rough estimates like 100 sqm laminate at 20 €/sqm = 2000 €. In all the offers I have had so far, only the kitchen is missing. Whether I do something myself or subcontract it will only be decided when it really becomes concrete. But then the risk of negative surprises is significantly lower than if you calculate the own contribution cheaply from the start. By the way, what do you actually pay for the material?

Because no construction company gives away a quarter of a house. You can get a kilo of meat for a sinful and outrageous 2.99, but not for 1.99 anymore. That would then be cat food.

That costs someone. Nobody works for free. Not even an employee of their own company.

99% of the people here build for €2000/m2 ++/- and you are building in one of Germany's boom regions for <1400? Relatively unlikely... Are you sure that the amount quoted is the gross price?

You should want to know that, because you need new financing. There is no bank in the world that offers 1% repayment without a massive equity contribution. You should send your financial advisor into the desert and approach the matter more realistically.
