Hi,
there is one thing I don’t understand.
You have a construction company in the family, your husband is an architect/civil engineer, many people want to help you, a lot of time, and you get most of the materials for free.
Why don’t you plan and build your house yourselves?
That would also save a lot of money and you can build individually.
Instead, you sign a contract with a construction company that doesn’t exactly offer the cheapest conditions.
Surely you could do that better and cheaper yourselves.

Time reasons. When my husband has a full-time job plus on-call duty, how is that supposed to work? Even if not everything is done in-house but as a construction manager... we already see the specified services as the maximum. Otherwise, you would need to take a sabbatical year to realize such a house project. Also the capacities of the family company... they can’t work for us / for nothing. Arranging the tilers, yes, but not for such a project. We already played that idea through :(

Oh yes, it’s not always easy here. I fully agree. You have over 5k net and I believe I remember that you live cheaply. So you should easily save 2000€ per month currently. Slightly decreasing due to parental leave, but 1500€ should also be possible. A healthy repayment of over 1% would also consume at least 1500€. Plus 500€ ancillary housing costs.

Exactly, no one knows that beforehand, that's the point of the buffer; if you knew everything exactly in advance, you could plan it firmly. Thus, a buffer would be obsolete. But I also think 20 K is far too little. Regards Olli

I see it the same way with the savings rate, but if we now only finance the plot, then it will no longer be possible :/ definitely not that amount and realistically probably hardly anything. That’s why all these considerations and back and forth. On the other hand, if we don’t get the loan now (after 170 negative opinions, part of me might even be relieved about that, I admit), it would also be bad to miss out on the plot. The land around Berlin is becoming increasingly scarce and expensive, most of the plots we looked at before were much more expensive and terrible: close to the highway, with a lot of demolition needed and thus additional costs, partially connected, etc. It’s just not easy when you don’t look at the whole thing only as numbers that I give here, but also know all the surrounding conditions.
