Oli, that’s why we didn’t include the self-employment. This is for your understanding here that besides jobs we have other sources of income to save money / cover costs from it etc.

So the term "cheap" is overall a difficult topic here in the forum.
The houses around us, for example, many only have manual shutters, no chimney, plastic windows... Yes, it would be nicer otherwise, but there really are worse things than having to lower a few shutters by hand!
Our student apartment didn’t have any shutters at all and that wasn’t a problem either....

What you don’t quite understand yet:
Despite the most careful planning, there will always be unexpected items during the house construction.
For us, for example, there have already been: house connections where we had generously calculated 10k and it turned out to be 12k. The same with the sewage connections which were 2k more expensive than planned.
And it continues with smaller items. For example, the excavation pit had to be pumped out because it rained heavily exactly during the night between excavation and start of construction.
The city demanded a follow-up payment of 1000€ for the sewage because the property price did not include a finished attic.
The surveying is more expensive than planned because the cost estimate of the architect according to the building application is used as a basis and not what we will actually pay.
And it will continue like this.
You have absolutely no buffer for all these costs.

Why is it out of the question to build significantly smaller? You’re not the type who want to work and live just for the house for 30 years, are you?

That has nothing to do with cheap.
That's a matter of comfort, cheap is when cheap materials are used and they don't last long.

So, just by the way, since 99% of the participants in this discussion claim something completely different....Experience values from our friends who finished building the house this month in the same building area...For all those who claim that it is not possible to build a house for less than 2000/m2.

...Last summer they signed the contract for a 140m2 city villa including painting work, flooring, tiles, etc., at the amount of €245,000 and completed it this month without additional costs or unexpected nasty surprises. Maybe a less common case, but it already proves that many statements here are very loud and very generalized, but not necessarily the final authority.

Furthermore, regarding our financial statement. After the conversation with our FB: Cost of land + house construction = €399,000 !!!! €100,000 remain for incidental construction costs, installations (first of all the most important = fence, which we will get cheaply) + buffer + as far as possible interior finishing (with material costs, installations through “EL” of the family company). I also have to mention that our equity is increasing monthly! Just on my part currently and until probably March €700 monthly. (Theoretically it can be more because I have no expenses except for two small loans and mobile phone.) Everything else: fuel costs, food, major purchases are covered by my husband and he still manages (values of the last 2 Corona months) to save €300-500.

No one knows what the future will bring, but for the current point these are hard facts.

Well then, with the additionally saved 3000€, nothing should really stand in the way of the dream of owning a house anymore...
