Phew, where do I start.

Maybe with the basic structure. As you can already see in the image of the first floor plan, the building envelope is 10 x 13 m² in size. If a garage with a width of 3 m is to be attached on the side, the house is limited to a maximum width of 10 m on this plot. Currently, the footprint is about 9.15 x 12.5 or so. That’s not set in stone.

This already leads to the question of the preferred orientation. Well, since the plot is only 16 m narrow and on the south side only a 3 m strip remains as garden, the orientation is obviously towards the west, where the garden side is also located. Currently, my south side is actually the neighbor’s north side; his garage is on the boundary and so is his driveway. So everything that would be on our south side looks onto the neighbor’s driveway and garage at a distance of 3 m. The west is not our favorite side; I rather feel the plot dictates that to us. But it’s not tragic.

Both staircases are conceivable. We have (visually) tended towards a straight staircase but are also open to a staircase with a landing. Our children are small right now and a bit insecure on stairs, holding on is always important, but they will get bigger...

Water and wastewater in one "wash," I already said that. I find that very tempting. Better than searching the house for water veins with a dowsing rod ;-)

Topic entrance. If the entrance and garage driveway and car can reasonably fit from a space perspective, I am open to it. But honestly, I find it very tight right now.

Current situation:

Modern house built in 2018, closed kitchen, rather small bathroom, lacking storage space everywhere. Living over 3 floors.
Entrance area far too small for a family.
Cloakroom niche 1.2 m, a joke.
No space for shoes. Storage room approx. 2.7 sqm. Everything is in there. Storage, laundry, cleaning, part of the shoes, and some of the supplies. Horror. There are enough rooms of sufficient size for everyone. On the upper floor 2 there is a small room used as storage. Boxes, moving cartons, sorted-out and upcoming children’s clothes. Dad’s tools. Etc. You stay fit.
No garage, parking space approx. 50 m away from the house entrance.
Main bathroom hard to ventilate, the architect had the brilliant idea to install a porthole window that can only be tilted if you stand in the bathtub. Just tilting it is already annoying. My pregnant wife had to wait for me to open the window in the bathroom...
Dark stairwell with a half-modified staircase inside.
So a lot packed into a small space with many, many compromises.
There are also positives, don’t worry ;-)

But at least these points should be addressed + it should still look good architecturally.

Regarding the wishes and specifications, I already wrote in the first post.

Specifications:
2 children’s rooms
1 office about 12 sqm
Bathroom somewhat larger than usual, right now we live in a house with a bathroom of 8.2 sqm, for 2 adults and 2 children, it’s more than questionable, we are annoyed almost daily.
Open living-dining-kitchen concept. Our house now has a closed kitchen, it’s okay, but not our life. A 2 x 1 m table must fit, also a larger corner sofa.
Since no basement, a utility room is needed, preferably about 8 sqm
Laundry room on the upper floor.
No half or quarter-turn staircase.

Wishes:
Staircase should preferably not be immediately right or left of the entrance door.
Pantry
Kitchen area preferably 4x4 m to also consider island solutions
Daylight in the stair area
A small architectural highlight (like in the first plan, e.g. the stair’s light axis with a small air space at the entrance.)
Dad also still has a small retreat. Currently, in our smaller townhouse there are enough rooms for that.

That’s all I can think of for now. Since you can only make corrections here for a few minutes (ugh), it means I’ll have to add on later if I forgot something.

You don't have to part with it. What's good: - Toilets one above the other - Wash area with a short pipe to the heating. But a few meters of deviation are not a problem. Technically flawless installations are still achieved. I personally pay attention to the toilets being installed close to the exterior wall: this keeps the rest of the house a bit cleaner in case a blockage makes it necessary to open the pipes. More flexible are the kitchen wastewater pipes.

However, the house is not narrow with 9 meters… you also create an L-shaped hallway with the west garden… that’s possible… but that would be the consequence. I don’t think it makes sense here to make the house as wide as possible. One could also think in the other direction and make the house narrower and longer. I don’t know: is there a building boundary? Every plot has that in common that you have neighbors. Free yourself from the idea that “you’re looking at the neighbor.” You don't have to, and actually, a house design includes some garden landscaping that directs the residents’ view into the garden and not toward the neighbor. This is usually done with hedges and bushes, i.e., what belongs to you. You can place hedges in front of a neighbor’s garage, but you can also use the nice white plaster of the neighbor’s garage as an eyecatcher. And don’t forget that’s exactly why no windows (here) are set facing south. The south sun is important and also comes into the house from above on a 3-meter strip. And then no one can look in. In the evening you make do with blinds.

Yes, there is. Leave 3 m space to the street and then 13 m building envelope on the long side. The rest is limited by laws anyway. See seats. House in the south also 2 full floors.

But you are completely wrong. My proposal in post #68 meets all your wishes. I even adjusted the size to 9.15 * 12 m. You haven’t given any feedback. That’s discouraging.

Dad? – Are you Bernd (Stromberg)? The nearest of my garages (the one for the car) is fivehundred meters away from the front door. When listing the pain points, you all (seriously!) have to be extremely careful not to accidentally plan an anti-hoarding-with-us-momentary house for "trauma coping" ;-) instead of peacefully considering your needs.
