Strange, these are concrete offers from the preliminary review of Ing-Diba. I also don't know any financer who would otherwise invest time and effort in a utopian project if they know it won't work out. Surely one should trust an anonymous opinion from the internet more.
Please don't get me wrong, I didn't just want to read exclusively positive statements here. There are also a few good hints that we have checked in the construction service description whether they are included or not, for example we gladly and thankfully took the issue with the variable loan as option 2. But most of what is written here... some outrageously absurd speculations that have nothing to do with reality... in my opinion simply have no added value (now generally referring to the discussion).

Why don't you address questions?

Hello,
this is really interesting here, it just doesn’t add up at all.
If here already phones + camera have to be financed with 50 or 40€...

So what now? Not work anymore or earn more?
Option 1 is definitely out of the question here.
Option 2 will be inevitable at the latest after an additional financing.

I hope for you that ING (which is also very likely) rejects this financing.
The people here are trying to protect you from further damage, but you don’t want to admit it.

Plan 2-3 sizes smaller, first secure the land (variable financing) and then calmly see how to proceed.
The construction costs seem extremely low to me, that surely doesn’t add up, there will be quite a bit more to come.
With that in mind
Regards Olli

Now, disregarding the unnecessary remarks about small stuff like cell phones and cameras, which of course I could have bought as well but simply didn't want to (I admit it was wrong financial behavior or simply a lack of future thinking)... Then regarding earnings, I think with 1800€ net for 20 hours I definitely have potential to increase my salary...

...Since you are already showing so much participation, I would be specifically interested in what exactly does not fit in the house price offer? Or how can one claim to have any idea what is inside the construction service description? We deliberately calculated everything generously on the advice of our financial advisor: 45k€ for the outdoor facilities; development costs; insurances; site setup and disposal, etc. Everything is included. A buffer is also planned... even though many spend more for cheap houses like Massa Haus where, in comparison, nothing is included in the construction service description and you even have to pay extra for the portable toilet... Is it really a benchmark that we received the cheaper offer in order to bury the whole project? I have read here about much, much worse starting situations, but it would certainly be more helpful if arguments were provided and not just an anonymous subjective opinion

I think that the constellation of income / equity and the ambitious house price is going to be very, very tight. Called and asked?

Hi,
again, you want to finance €499,000, of which €165,000 are already going for the land, leaving a maximum of €334,000 for the house (including outdoor facilities, buffer for unforeseen expenses, buffer for kitchen, etc.).
Equity is already gone (notary, land transfer tax, etc.)
Even if you actually manage the own contribution of €48,000 (although material costs still occur, or do you get them for free?), you have a maximum of €382,000 available for the entire construction.
Then you want to build a city villa with 165 m², how is that supposed to work?
Where should there still be a buffer?
That would be a price of €2,315 per m².
Please show me the house provider who can build at this price - mind you, all in - (development, civil engineering, garden, fences, connection costs, kitchen, fees, and who knows what else)
If it works out that would be great, keep us updated then.
Just as a side note:
The fact that your husband is a civil engineer does not necessarily mean anything. An engineer in the automotive industry certainly has nothing to do with marketing + pricing in sales.
He can probably design top engines, but has zero idea how the total price of a Porsche is composed.
Regards, Olli
