Phew, tight situation and the buffer for small items like towel bars in the bathroom, ceiling lamps + light bulbs, fly screens, curtain rods, curtains, etc. is missing. That's all small stuff, but it adds up quite a bit. Not to mention the food for the volunteers for the free labor provided...

My advice: increase your equity and don’t get stuck in a project just because you’re afraid that construction costs will rise more in the coming years than your savings. Interest rates will tend to remain at this level in the coming years, LBS only lowered its rates further a month ago. So you don’t have to worry about that side. But with your equity and what you want to pay from it, I would be really concerned. Even just the above-mentioned points will ruin you...

Great if it works out like that.
Did you ask them exactly what additional expenses they had?
That is a very helpful guideline for you!
I just hope they tell you the whole truth. For example, acquaintances had no unexpected surprises with a prefab house, but they had planned 20k for upgrades and earthworks and calculated additional costs generously.
And very good friends of ours also had to scrape together the missing 50k from relatives in the end because the bank did not approve further financing.
But maybe you don’t tell that to everyone.

In the end, you have to convince the bank, not us, so maybe you don’t really care what we think.
But if the Ing-Diba (which I expect like everyone else here) says no, you can reconsider the option to build significantly smaller and later.

Huh, why another construction company now? Aren't those the friends who recommended the company to you?? I am confused

You say €165k, not me (original post). Otherwise just extrapolated to your friends.

So not comparable. By the way, hardly anyone admits that besides the house price maybe other costs have accumulated. Especially not among friends. Here in the forum it is anonymous, there even mistakes are confessed.

Only shell construction? I thought it was almost ready to move in.

I have described what is included dozens of times. I have no desire to engage in further speculation and false allegations (e.g. regarding the opacity of the friends' statement). Ultimately, that achieves nothing in this form. I have posted the construction service description where the overall scope is listed. If someone gives a hint like: ah, extra costs will arise for us there or at this point there could be a price trap for you, I gratefully accept these concrete hints. Everything else is just beating around the bush.
