But now, relating to the shell construction, I would really be interested (and now without sarcasm) in what exactly is cheap there?
The benchmark of quality is the construction service description. The basics are provided on the homepage. And you can derive little from that.
The exterior plaster, the interior plaster, aerated concrete, ... You can live with the simple plaster, but it is still cheap. The annoying thing is: what is cheap now usually requires further action if you don't want to live with the drawbacks. But many things are not visible, e.g., the rafters in the roof. The attic is usually not even accessible or equipped for storage.
If you read about doors with laminate surfaces, you can conclude other things from that. You shouldn't take this as an attack now.
The construction service description reminds me of my house construction. We also partially only had these strap winder mechanisms and Q2 plaster and saved on a tile backsplash. Today, I seal the grease stains with a barrier layer and constantly get annoyed by this soft plaster. However: it turned out very well, so we didn't have to wallpaper.
However, in our construction service description, we have a nice wooden door, much better interior doors, and a higher price per square meter for the tiles. Our roof rafters were one-third thicker than those of a Heinz von Heiden house (similar to our construction service description, overall better than yours).
The Energy Saving Ordinance is the minimum standard.
I will not badmouth this house. Not everything has to be high-quality. And a simple house is better than no house at all. Your income is not bad, that is basically enough.
It is just the wishful thinking and the fact that due to lack of equity, the buffer is missing that is so necessary to cover many things. I also do not understand the chimney. That is a reflection of how you handle money. And I also don't see where the material is supposed to be bought from  ... the stairs, Italian marble tiles, bathroom mirror and furniture... kitchen?
That is the difference when you save for 3 years and then build. The money is then there.
