You basically answered the question yourself. Full-time + self-employment + family is already enough, even without major own services. For me personally, full-time + family is actually enough; hobbies will have to take a back seat anyway, even without a construction site. In our case, the construction site is also somewhat further away so that "quickly spending 2 hours in the evening" is definitely out of the question. How far is your construction site from your previous place of residence and workplace?
I somewhat infer this from your statement regarding the prices. For us, it is also the case that an apartment _here_ falls into the range of a new building _there_ even without great luxury. But we are now talking about the comparison between Konstanz with its notorious housing market and a new building in a village of 350-400 inhabitants where the square meter costs 100€. That is quickly over 40 kilometers difference. That is why we will have to have most things done before moving in.

For us, it would be a 25-minute drive from the western city center where we currently live. I work from home and for my husband, one should accept 30 minutes (40 minutes during rush hour)... But that's by car; right next to the residential park there is also a regional train connection, which can better avoid traffic jams.

Ok, we are indeed now considering whether to either withdraw from the contract (clarify with the lawyer to what extent this is possible without a bank rejection) and then pursue the route of a variable loan again or withdraw the application from the bank and increase the loan amount by the remaining 40-50K buffer. However, the interest rate would then also change accordingly to the detriment, but this would likely result in a rejection and thus we would also exit the contract. If not, then we have the missing buffer. Although I also do not see it as an elegant solution... I admit the problem that we did not really deal with the thorough cost planning. I was quite negligently relying on my husband that he really took everything into account. Now I also see that it is far from it. I can estimate all construction costs less well, but even with the interior work I am missing quite a bit after the simple research. Not even the point of interior/exterior lighting was recorded by us, which most likely also entails some costs.

Hi, very reasonable, when did you sign the contract? Maybe you are still within the withdrawal period. Then secure the plot and gradually build something with your family company. Olli
