As a silent reader of the forum, you could have already seen that we blindly set flat rates for the m² of 2000€, 2200€, or even more. Of course, only turnkey, just like with you. According to your own statements, you are building at 165€ per m² for 225,000€. That is 1363€/m². And you seriously still think that this is okay?

This does not appear at all at the beginning of your calculation. Do you understand: adding does not work with the numbers you mentioned. Uh... I asked several times that you please post the construction service description here with redactions. Also, you should name the company so that one can check whether they have obvious deficiencies in their services. There are enough people here who a) are no longer anonymous b) do not think subjectively but work with your information based on experience. Some have been doing this here for years. You skim through the masses of answers and only have the defensive impression. The phrase of the anonymous subjective opinion has already been used more than once by you. But that is exactly why you turned to a forum... The mistake you are making right now: You do not look at the real content of the posts. Ok, some can really be discarded. But many contain information that will help you move forward. It says how to calculate, that you have to recalculate, it says how banks calculate, it says how much a house costs on average, it says that the bible is not your bank statement but the construction service description. And most of it is also included in this forum: construction costs, etc. And no, these are not isolated cases, nor lies or envy. As long as you only read superficially, do not answer the questions, or address things only occasionally, you should not complain that no arguments are presented: in fact, plenty of arguments have been presented. But you do not listen!

So, it is not a construction service description, but the final offer from the house building company that we have signed (but still have an extended right of withdrawal until mid-January).

The cost breakdown roughly looks as follows:

Costs: Land 162,000€
Purchase incidental costs: 13,800€
House construction (without painter, tiles, interior doors, stairs) (including insurance, site setup and disposal, chimney, wall extension, burglary protection package) 236,470€
Surveyor: 3,000€
Building permit: 1,300€
Soil expert: 600€
Land earthworks: 8,000€
Rainwater cistern: 3,000€
Outdoor facilities: 45,000€
Development costs: 7,000€ (media supply and disposal)

3) 48,000 EL were fictitiously allocated on paper to increase our equity capital. This is how my husband explained it to me and how the financial advisor did it, even before he started inquiries with the banks (because 20K equity capital is actually quite little). Based on that, we received offers from some banks, including InG- Ing-Diba, which offered different lending models (with 1%, 2% monthly repayment; 20 years fixed interest, etc.).

On paper in the application for the bank, the following is stated: total own funds 75K€. Cash 27,750€. EL: 48K. Land 162,000€. Construction costs: 349,000€. Outdoor facilities: 45K€. Purchase incidental costs: 13,770€. Total costs: 574,760K€.

Thus, we have land cost - equity = lending amount 499,000€.

We will clarify the increased EL again. For what it was indicated in the calculation for the bank. We now also have one or two questions about this constellation.

The company is called EWA Hausbau (from Magdeburg and Potsdam). It is rather a smaller one. The construction service description is still coming. For now, I have posted the summarized offer with the rough cost breakdown.

So, I'm not one of the experts here, but what strikes me:

What are you paying for the MATERIAL for stairs, doors, sanitary, tiles, other floor coverings, and interior paint??
That's at least 20k. And you would have to do EVERYTHING yourselves, which is crazy with that scope, especially with a child then.
At least it doesn't bother us if we work on the house until late at night.

And maybe one more thing:
including valid VAT is stated in your contract.
We always have that too, but it means 16 percent. If you build the house, though, it's 19% again.
That immediately makes 7,000€ more, which you also have to come up with.

Do you have a FINANCIAL ADVISOR from the house building company? That seems extremely optimistically calculated to me :-(

In that respect, you are operating in - I’ll put it like this - double accounting: on the one hand embellished for the bank, on the other hand you have to actually deliver it somehow.
As I already said, I’m not the expert whether you will get a loan or not. But there are some here warning you, saying it would be better if you don’t get the loan.
And I count myself among them, because these missing 48,000 have to be delivered somehow. These 1,800€ that you had withdrawn must be earned.


Without interior doors and stairs?

You write: my husband has people or a company or somehow something... I don’t know exactly what that means, but if it’s definitely true that your husband is a plumber, then you would write that and then many things wouldn’t be a problem either.
If it’s definitely true that your brother has a sanitary company where a shower tray, two toilets, and two washbasins “fall off,” then that would be mentioned somewhere here. But it’s not.
So a) a service of a certain value must be rendered, b) material has to be bought. And no engineer conjures that up for free anywhere.

Many here painted themselves. Two people: 2–4 weeks. We needed 3 1/2 weeks with two people. Burned annual vacation. (Friends suddenly had flu or were on vacation). Like many here.
Others had it painted for money because they needed to move in quickly, because the apartment was already terminated. Very few can afford rent and installments simultaneously.
Many had to swallow hard even without double accounting because the buffer was already calculated away before the excavator arrived.
A door costs more than 50€... a staircase, and an oversized one :eek: It’s not like ING-DiBa gives you the 48,000 – they’re missing!


A small one is better than a big one after all.
