Now even I have to correct that the 5K for furniture is extremely cheap calculated :D maybe enough for couch and bed. But we already have furniture, from my point of view it is something that is done gradually, just like garden terrace, carport, etc. Tiles, stairs, painting, sanitary, kitchen and fence are priority 1. everything else gradually – as I see it.I have now summarized everything again from my point of view. I will start with your own list: 165k plot 14k additional purchase costs for the plot 236k house price shell construction 3k surveyor 1k building permit 1k soil survey 8k earthworks (Is that enough????) 3k cistern 7k development (for us 17k for comparison) = 438k Then at least missing: 2k construction power and construction water 1k drying or 100 trips for ventilation? (Both are explicitly stated as your part in your construction service description) 1k registration of land charge notary/land register 10k kitchen 5k furniture, lamps, curtains, carpet, move = 19k -> 457k With a 499k loan + 20k equity you therefore have 62k for: - upgrades (Only 5 sockets in the kitchen??) - 7k VAT increase? - commitment interest? - painting eaves - stairs - interior doors - sanitary items - tiles - wooden floors - interior painting - sealing base area - terrace - entrance platform - paths - driveway/parking space (carport?) - garden layout Is that possible? What if earthworks cost 18k and house connections 17k?
