Now even I have to correct that the 5K for furniture is extremely cheap calculated :D maybe enough for couch and bed. But we already have furniture, from my point of view it is something that is done gradually, just like garden terrace, carport, etc. Tiles, stairs, painting, sanitary, kitchen and fence are priority 1. everything else gradually – as I see it.

As some have written: never rely on the statements of your friends. Nowhere is there as much lying as about the selling price and purchase price of real estate.

To you/the reaction here in the forum:
It was similar for us as for you. At first, we were also put down here, that with our income and only 15k equity, we cannot manage money. A house would be nothing for us.
Meanwhile, the mama's boy who still lives at home at 30 and receives six-figure financial injections from his parents was attested an excellent handling of money :)

We also flipped the switch and saved 40k entirely out of our own pocket for the house during the current year alone. We have meanwhile secured the financing. Now we are saving an additional buffer. If all goes well, it will flow into the outdoor facilities.

The forum also generally builds pretty expensively on average. It is, after all, a house-building forum. People are interested in it and passionate about it. Here one might get the impression that no one builds anymore without a central ventilation system. Since then, I have been paying more attention to ventilation holes in new residential areas... and they are very often visible ;)

Now comes the BUT:
Take the forum as the little devil on your shoulder (or little angel? No idea :D)
Especially regarding incidental construction costs, we have learned a lot here as well.
Personally, I find the 8,000 euros for earthworks much too low. You only get the final price when the soil survey is there. It might be that the 8,000 euros are enough.
But the disposal is not included yet. That will be several thousand euros more. Our construction company gave us an offer of 6,000 euros for completely unproblematic (mostly topsoil) soil.
That can quickly become twice as expensive.

Yes, the contract is already signed. I see a lot of sarcasm in that, no one is an all-rounder, but we can still get a lot of help on the side and that is nothing unusual to be skeptical about. Building it yourself is simply utopian... How long would we build then, 5 years? That certainly won't work because of work. If statements are already being made here about the interior work that it is complex...

Oh, I see. And make a detailed plan for your finances during the construction period. The bank only parks your loan for a limited time (usually 12 months) free of charge. After that, you pay hefty commitment fees on the amount not yet drawn. On the drawn amount, you already pay the interest (not the repayment).

Building yourself also means hiring an architect and really having control in your own hands. Choosing craftsmen yourself, constantly cracking the whip at the construction site. Knowing what you pay for what. Unlocking savings potential (for example, insulating the attic and using it as living space - a great master bedroom with a large gable window and a view of the landscape, and building the house overall smaller). Making optimizations. You have professionals, personnel, etc. for that. I love this freedom. Hire and fire when necessary. Control. And also having the right house in the end. But I also trust myself to do that and am basically at home in this field. And your husband too!
