Fixed price guarantee on what? Oh yes, the porta potty must be provided by the client. Not in the contract. Oh yes, the necessary scaffolding must be provided by the client. Not in the contract. What, you want more than 4 sockets in the living room? We have complied with the DIN specifications. More are not included in the standard. These are (exaggerated) the usual things.

I had forgotten that there are federal states that depend on the Länder financial equalization system and at the same time distribute gifts with both hands. Here in BaWü, our daycare will cost €234. Only for mornings! The fixed price guarantee only applies to services that are also covered in the construction service description. And by that I don’t mean the sockets everyone knows about, but things like utility connections, perimeter insulation, architect services, etc. There was a thread recently with the question if as a builder you have to remove the concrete chunk that arises when you flush the pump in front of the house. The answer was, with some providers, yes.

Has no one explained this to you yet? Poorly informed. Roughly speaking, house price without kitchen minus 10-15% = lending value = value of the property for the bank. Own work is (usually) credited at 50%. Of the lending value, 60% is considered acceptable security. The rest is basically based on creditworthiness, as the bank assumes it will not recover this part in a forced sale. This means in your case that there is no security for almost half of the loan. Hence the poor condition.

That’s ridiculous. The mentioned items are included in the price! Just like the ceilings at 2.83 m instead of standard, chimney, extra sockets, insurances, etc. I don’t understand one thing – where does this skepticism come from?! I think the scope of construction is clarified in advance! And the fact that my husband has been working in the industry as a civil engineer for over 15 years at least suggests that he is not blind and dumb and knows his stuff in such matters!

The only mistake is that we have not been frugal so far and have not saved any equity. I find it strange that the entire construction project is being tried to be downplayed here without knowing any concrete details.

With every construction company nowadays, it is the case that you do the interior work yourself! We get those done in EL, just without costs, whereas others either really do it themselves or hire someone. The only thing my husband really does himself is plumbing. Who is talking here about any shell construction stages or whatever. Yes, even the toilet on the construction site, which by the way costs 2K, is included in the price. Is any nonsense being attributed here to every single construction item?

Almost 30 years of mortgage financing as a job. So the real life and many "I'm building so cheaply" or "that's a bargain" experienced. The stories all started like yours. The number of hours has already been calculated. On top of that comes the material. Nothing without costs.
