Wrong order 1. Financial framework 2. Floor plan

The financial framework sets what is possible and not the wishes

You stated 350,000 Ypg estimated 600,000 and she has already taken a lot of own contribution into account. If you were to build move-in ready, it would be 600,000 + basement + garage + attic + ancillary construction costs which are high here due to the slope + outdoor area

If a child stays, you can for example separate the TV area and convert it into a bedroom Without children, you don’t need the huge space

Split-level my parents-in-law have a proper split-level house and curse every day. They immediately said we shouldn’t build like that Your child is becoming mobile now. Do you want to watch for the next 2 years that it doesn’t accidentally fall down the stairs With a broken leg at 30, later rheumatism, various old-age ailments

When I look at the side view, you are really filling up. How does it really run I can’t read the height information correctly

Floor plan definitely draw the right furniture to scale in all rooms

Expand later. You pay off debts, the maintenance of the house, 3 children, the money won’t be there anymore

About the floor plan KG entrance and wardrobe too small What do you use the basement for

EG pantry seems very narrow Why one bathroom + another toilet As Ypg noted where does the dining table go

OG stairs not aligned. Then you should try a different layout Again 1.5 bathrooms here I would plan a normal sleeping area with 2 children’s rooms and 1 parents’ room

DG do not expand at all You have rooms on every floor that you do not use

We have two steps on the ground floor between the kitchen/dining area and the living room. I find it quite annoying and am already looking forward to not having that in the next house. It mainly bothers me when vacuuming/cleaning. I would reconsider whether the house should really be planned as a multi-family house. There is way too much uncertainty in that. Who knows what will happen in 20-25 years, where work or studies will take the children, whether they even want that, or whether you will still want to live there. I think it's not worth it.

Mh, I sometimes plan a few castles in the air. In case I hit the jackpot in the lottery, I'll have something in the drawer.

350K? Basement gone, extended attic gone, backward jump gone - 2 full floors are already questionable... Ridiculous to continue discussing here.

just edit your budget and put a 6 or 7 in front of it .......then you'll get more food .

I also find it pointless to plan such a spacious house with all sorts of frills (balconies, garages, basement, numerous bathrooms, etc.) and set the budget at 350,000 euros. For this amount, others build a very simple house without a basement. So before going into detailed planning, I would first clarify the financing. You can expect about 2,000 euros per square meter of living space without recesses, balconies, extra bathrooms, etc. In addition, there is the basement (for a house of this size certainly 80,000 euros), ancillary building costs, painting work, flooring, and complete furnishing.
Landscaping your embankment with stones will definitely not be cheap either.
Best regards
Sabine
