with nostalgia, I also wouldn’t choose a straight staircase but at least a 1/4 turn one – it brings more coziness, which is what you want to live with nostalgia.

Basically, I do not necessarily see a strict "either-or" between a house individually tailored to a couple in their "best years" and one that can be minimally invasively converted for a subsequent Müllermeier-Schulze family. However, the bathroom with sauna—which by the way is also a planning failure as a single feature—is highly atypical for a replacement villa (especially within the nine-and-a-half-meter class) and, considered on its own, a polarizing feature when reselling. also has a house that is only conditionally "family suitable," but I do not see any decisive disadvantage in terms of marketability there—in a handful of years, the still niche market of passing on properties within the bestager community will also "take off." However, a sliding door between his and hers rooms would have to be some kind of jack-of-all-trades, because otherwise the TV guy will probably disturb the reading lady acoustically. I would also reject the pass-through, because pot-watchers sneaking up from behind only "scare" an insecure cook even more (and to my recollection, those things have never really won the hearts of the residents). I have no influence on the design of the upstairs bathroom. My husband wants a sauna. I would prefer a smaller bathroom and a larger bedroom, but I can accept it. It is just a house.

Correct.


I could live well with a passthrough window, I can also close it (a closed door sends a different message). My husband wants an open kitchen. The result was a compromise that is okay for both of us.

Does a 1/4 turn staircase mean more wall? I have relied on the planner/architect on that point. We can certainly still change that if there is enough space.

You are right. But maybe people with children also like a sauna in the bathroom, especially since it can be removed again and replaced with cabinets, etc. But in the upper bathroom, my husband's wishes are being fulfilled and it is not so important to me.

Thanks. After all considerations, it’s just a house. I can sleep there, shower, look through the window, go into the garden, eat chocolate, read, listen to music ... Currently we live temporarily in a 78 sqm rental apartment and I feel absolutely comfortable. Basically, I am probably more of a rental apartment type, but where else to put the extra money?
