The bathroom with sauna—which by the way was also planned as a standalone feature—is highly atypical for a one-family villa (especially within the nine-and-a-half-meter class) and, considered on its own, a polarizing factor when reselling.
I have no influence on the design of the upstairs bathroom. My husband wants a sauna. I would prefer a smaller bathroom and a larger bedroom, but I can accept it. It is just a house.
also has a house that is only conditionally "family-friendly," but I do not see that as a decisive disadvantage for resale—within a handful of years, the niche market that still exists today for passing on properties "within the Bestager community" will continue to open up. However, a sliding door between his and her rooms would have to be a true all-rounder, because otherwise the TV-watching him will probably disturb the reading her acoustically.

Correct.
I would also reject a passthrough window, since pot watchers jumping in from behind only make an insecure cook even more "anxious" (and to my recollection, those things never really won the hearts of the inhabitants). Is internal forum camping about to happen here?
I could live well with a passthrough window, I can also close it (a closed door sends a different message). My husband wants an open kitchen. The result was a compromise that is okay for both of us.
